▼ In the planning and delivery of services the voice and choice of consumers have appeared as the foremost key factors. For a large number of organisations the received feedback from customers about the quality of services, which are the criteria and indication of their level of satisfaction play a crucial role in the improvement of quality. Although across developed western communities, the importance of customers’ views has gained acceptance, few studies have been dedicated to the exploration of the voice of the residents in care homes. The review of the literature regarding residents’ satisfaction and quality in care homes revealed that the voices of residents in care homes are usually not heard or are absent. Moreover, the adoption of quality improvement tools in health care has lagged behind that in other industries and there is generally a failure to use an appropriate methodology in care homes, one based on residents’ voice, for improving quality. As a result, the main aim of this research is to investigate residents’ voice regarding improving their satisfaction in care homes. Further, the researcher seeks to obtain data by using an appropriate methodology to assist care home managers in enhancing the quality of the services they offer by assigning weights to quality indicators pertaining to improving quality and residents’ levels of satisfaction. For this purpose, this research employs both qualitative and quantitative approaches to develop a research process entailing: (1) a comprehensive literature review to recognise the phenomenon; (2) interviews with fifteen older people who lived in three different care homes in order to discover the most important residents’ needs and requirements in such homes; (3) a resident survey with one hundred and two residents in thirty five care homes. These were conducted to assess their preferences for the importance of demanded qualities; their satisfaction with provided services and the attributes of each demanded quality based on the Kano model, in order to identify the priority of improvement. Next, (4) there was the development of the House of Quality (HoQ) to optimize quality to assure residents’ satisfaction; and finally, (5) an evaluation study was conducted with thirteen service providers, in order to assess the accuracy and appropriateness of the methodology. This research has contributed towards a better understanding of the residents’ voice, and applying it for enhancing quality and residents’ satisfaction in care homes. For the first time residents’ requirements are prioritised and classified in this context through accurate methods. Moreover, an understanding of the attributes of care home residents’ needs in relation to a Kano model has been elicited. The novelty of this proposed methodology is in utilising the Quality Function Deployment (QFD) in care homes to translate the voice of residents’ regarding their requirements into service planning. ▼ This dissertation is comprised of three essays, each dealing with topics in Urban Economics and Applied Microeconomics. In the first chapter, I use a dynamic discrete-continuous choice model to examine the decision to invest in home improvement. In each time period, households face the decision of whether to reoptimize their housing consumption, either through home improvement or by selling their property. The structural model is estimated using a uniquely rich micro-level dataset that encompasses each property in Minneapolis for a period of almost 20 years. I reconstruct the optimal investment policy and choice probabilities as a function of a property's housing quality and neighborhood quality. Then, I explore a counterfactual scenario in which the cost of investment in home improvement is subsidized and show that such a policy would be effective in increasing the predicted level of investment. I find that policies aimed at encouraging home improvement can be a cost-effective tool to leverage private investment in housing renovation, and to promote urban revitalization without displacing the residents of low income neighborhoods. In the second chapter, I investigate how the development of new apartment buildings can affect local property prices. On one hand, increasing the supply of available residential units is expected to lower the price of other housing options in a given area through a substitution effect. On the other hand, apartment building development may produce aggregation economies and other spillovers increasing the desirability of a given neighborhood and in turn property prices. Estimating the net effect under a standard parametric framework is complicated by the non-linear interaction of geographic and temporal distance from the site of construction. I apply a new econometric technique developed by Diamond and McQuade (2019) to non-parametrically estimate the effect of apartment building construction on nearby residential property prices, transforming transaction prices into a price gradient that is a smooth function of time and distance and then numerically integrating over the estimated derivatives to measure changes in property prices. I find that property prices increase with distance from the site of a new development, suggesting that the substitution effect might be stronger than other potential spillovers, although the overall effect varies heterogeneously across different types of neighborhood. In the third chapter, Mark Ponder and I examine the effect of the introduction of light rail transit in Minneapolis. We focus on decomposing the overall impact on local property prices to assess what share is attributable to the direct effect of improved access to public transit and what share is attributable to an indirect spillover effect through the increase in local amenities. After assembling a rich spatial dataset encompassing every residential property in Minneapolis and hundreds of thousands of businesses and neighborhood amenities, we use machine learning techniques to estimate a hedonic…

▼ This dissertation contains three chapters on topics in the field of housing economics and real estate finance. This first chapter examines the impact of mortgage credit supply contraction on the supply and pricing of rental housing in the wake of the 2008-2009 financial crisis. We provide estimates of (1) the size of mortgage credit supply shocks at the county-level across the United States; (2) the impact of mortgage credit supply shock on housing rents and housing supply. To estimate the size of the credit supply shock, we use non-parametric methods to identify lender specific supply-side shocks; we then use a shift-share approach to aggregate a measure of credit supply shock at county level. Using the county-level credit supply shock as instruments for changes in mortgage denial rates, we reveal that housing rents respond positively to the contraction of the mortgage supply. The impact on housing rents is heterogeneous among different income groups. Moreover, we also document that the contraction of the mortgage supply resulted in a decline in home sales, and increased the share of renter-occupied units. Moreover, households in the lowest income groups are most affected. The finding suggests that recent regulatory changes in mortgage lending may have unintended consequences, leading to reduced home ownership and increased rental housing prices for the lowest income households. The second chapter provides a comprehensive investigations into the heterogeneity of home improvement and maintenance activities that has not been well explored by literature. Using American Housing Survey data on home improvement and maintenance expenditure, we obtain the following empirical evidence: First, speculating buyers spend significantly higher amount on home improvement compared with non-speculating buyers, and are more likely to perform major improvement. Second, households spend significantly more following the home purchase rather than prior to resale. This could be attributed to search friction that prevent households from matching to the perfect home. Third, the spending of home improvement and maintenance exhibits considerable variation across housing segments. In addition, there is considerable regional variation. The third chapter studies housing demand inspired by the fact that housing’s relative price, share of expenditure, and “unaffordability” have all grown since 1970. We estimate housing demand using a novel compensated framework over space and an uncompensated framework over time. Our specifications pass tests imposed by rationality and household mobility. Housing demand is income and price inelastic, and appears to fall with household size. We provide a numerical non-homothetic constant elasticity of substitution utility function for improved quantitative modeling. An ideal cost-of-living index demonstrates that the poor have been disproportionately impacted by rising relative rents, which have greatly amplified increases in real income inequality. ▼ Empirical evidence suggests that parent involvement is promotive of positive educational outcomes for students. However, scholarship exploring parent involvement for African American parents with students attending Title I schools is limited. To address this limitation in the literature, this study uses Participatory Action Research as a methodological approach to explore this topic. The purpose of this study is to give voice to African American parents with students attending a Title I middle school and to engage them in parent to parent and parent to educator/community leader collaboration to increase parent advocacy and to establish effective home-school-community partnerships. During this study, seven parents of varying social classes, educational levels and family structures representing seven schools and two school districts participated in individual and focus group interviews. They also participated in Parent Professional Learning Community meetings which allowed them to become co-constructors of knowledge about Title I schools and parent involvement. At the end of the Parent Professional Learning Community meetings, parents presented their findings to a group of educators, parents, and community/business leaders. As a result of participating in this study, parents were inspired to seek ways to form collaborative relationships with other parents to increase social networks and to establish support systems. They were also motivated to seek additional ways to advocate for their children. Program evaluation data in the form of surveys also indicated that because of the presentation, educators and community/ business leaders wanted to continue the critical discourse on African American parent involvement and they also desired to find more ways to establish authentic home-school-community partnerships to meet the needs of parents in Title I schools.; African American parents, Culturally responsive strategies, Home-school-community partnerships, Parent empowerment, Parent involvement, Title I schools Advisors/Committee Members: Ulrich Reitzug (advisor).

This dissertation is based on four years of ethnographic research of contemporary women-only social formations. Two women-only leisure activities, women’s flat track roller derby and women-only home improvement workshops, were selected as sites through which to explore the research problem: problematizing contemporary women onlyness. The research problem is developed in direct contrast to the dominant (naturalized, essentialized, assumed) approach to women onlyness in the literature. Specifically, taking a fresh look at women-only social formations by problematizing women onlyness, through exploring women’s experiences of and meaning making about women onlyness, calls critical attention to women onlyness. The analysis, informed by a conceptual framework that draws on Connell’s concept of ‘gender regime’ and a CCCS-inspired approach to cultural production, reveals the ways that women participants are active in the production of women onlyness gender regimes. Specifically, women’s flat track roller derby skaters and women-only home improvement workshop participants consistently and constantly negotiate essentialized stereotypes of gender as they “win space” for themselves in traditionally male-dominated and masculine defined activities and settings, and make meaning of their involvement in these women-only leisure activities. Women participants produce women onlyness gender regimes in the ways they make time and space for and gender mark these activities, and in social interactions with each other, men, and other women. They work to produce women onlyness gender regimes that are experienced as welcoming, supportive, and comfortable, and encourage women to develop expertise and relationships with other participants. Emphasizing these processes of production reveals that these women onlyness gender regimes are not the natural result of a women-only group or the exclusion of men. These findings contradict the tendency in the existing literature to naturalize women onlyness, and contribute to our understanding of contemporary women-only social formations.

Cette thèse de sociologie qualitative porte sur les pratiques et les significations des aménagements de l’habitat chez des couples d’individus nouvellement retraités et issus du « Baby-Boom ». Elle rend compte des dynamiques - socio-historiques, identitaires et corporelles, relationnelles et de mode de vie - qui modèlent l’expérience du « vieillir » et de l’ « habiter » de ces individus, et ce, dans une double temporalité : dans le temps présent, à travers les aménagements réalisés et/ou projetés à court terme ; dans l’avenir, à travers les aménagements réalisés par anticipation des risques liés à la vieillesse et/ou projetés à long terme. Les résultats de cette thèse montrent, d’une part, que les aménagements de l’habitat et leurs pratiques afférentes constituent les « supports » d’une transition dans le parcours de vie, pour des « êtres vieillissants sans être vieux » qui arrivent à la retraite et en même temps, au dernier tiers de leur vie. Dans le même mouvement, ils montrent comment les liens et les activités diverses de « pivots générationnels » nouvellement retraités façonnent leur habitat et leur façon d’habiter en début de retraite. D’autre part, les résultats de cette thèse donnent à voir une approche « endogène » de l’adaptation de l’habitat, à l’heure où cette question constitue un enjeu essentiel pour les pouvoirs publics et pour les individus. Cette recherche montre sur ce point comment des Baby-Boomers font preuve, via l’aménagement de leur habitat, d’un empowerment notable au sujet de leur vieillissement présent et à venir, afin de vivre et de vieillir « bien » et si possible, chez eux. Les résultats exposés donnent aussi à penser le potentiel du « confort » pour accompagner les individus issus des générations du Baby-Boom dans la prévention des risques de l’avenir et la préparation de leur vieux jours. En même temps, cette recherche invite à réfléchir à certains freins liés aujourd’hui (encore) à ces questions, tels qu’un imaginaire de la vieillesse profondément négatif, que certaines images et messages véhiculés continuent de nourrir.

This thesis of qualitative sociology is about practices and meanings of home’s adaptations made by newly retired couples of Baby Boomers. It reports various dynamics – sociological, historical, physical or of identity, relationship and lifestyle - that shape the experience of "ageing" and the "housing" of these individuals, and this in two different time frames : in the present, through realized and /or short-term planned developments; in the future, through the developments made by anticipation of risks linked to the ageing and/or long-term projection. The results of this thesis show, first of all, that the adaptation of housing and related practices constitute some "supports" for this transition in the life course, and for "ageing but not old yet” people coming to retirement and entering the “last third of their life”. Introduktion: Multisjuka patienter är individer med många sjukdomar och komplexa vårdbehov. För denna grupp är vikten av kontinuitet för att öka känslan av trygghet stor. Syfte med förbättringsarbetet: : Att skapa en trygg och möjlig ASIH-vård för multisjuka äldre genom att utveckla arbetssätt som möjliggör anslutning och en trygg utskrivning för multisjuka äldre. Syftet med studie av förbättringsarbetet: Att undersöka och analysera medarbetares gemensamma erfarenheter. Metod: Förbättringsarbetet genomfördes med stöd av Nolans förbättringsmodell. Studien av förbättringsarbetet genomfördes med en fallstudie med kvalitativ innehållsanalys. Resultat: Förbättringsarbetet resulterade i ett jämnt inflöde av remisser och kortare anslutningstid till ASIH. Patientens upplevelse av trygghet skattades i en enkät till 76%. Möjlighet till återanslutning till ASIH fick 7 patienter mellan 1-7 gånger under förbättringsprojektet. Studien av förbättringsarbetet sammanfattades i temat: ”Villkor för samverkan mot det gemensamma målet” då ett tydligt mönster framkom i fokusgruppsintervjuerna. Följande villkor sågs som betydelsefulla: kontinuitet, lärande, samarbete och kommunikation.. Diskussion: ASIH är en alternativ vårdform som kan bidra till att skapa trygghet och underlätta övergången till hemmet för gruppen multisjuka äldre. I bästa fall också minska behov av vård på akutsjukhus vid försämring. För att möjliggöra denna vård krävs återkoppling som skapar lärande genom tydliga mål och mätbara resultat.

Introduction: Patients with multiple illnesses are individuals with complex needs of care. For this group of patients, continuity of care and their sense of security is is of great importance. Improvement work objective: To create secure and accessible ASIH for elders with multiple illnesses by¨develop ways of working to enable re-admittance and secure discharges for this group of patients. Case study objective: To Investigate and analyze team members’ common experiences. Method: Implementation using Nolan’s improvement model. A case study using qualitative contents analysis. Result: The improvement work resulted in an even flow of referrals and shortened admission times to ASIH. Patients’ sense of security were rated to 76%. ▼ Recently federal policy aimed at halting decline in urban neighborhoods has included a major focus on housing rehabilitation efforts. In the case of Portland, Oregon, federally funded improvement loans for owner-occupied housing units resulted in the rehabilitation of almost four thousand homes from 1975 until 1978, over twice the number of homes rehabilitated in any other city in the nation. The purpose of the present study was to examine and analyze the city's rehabilitation loan program in two ways. First, the loan process itself was examined to ascertain whether there were any deficiencies in the loan program which should be corrected. The second, and primary, focal point was the specific neighborhoods where rehabilitation loans have been funneled. The impact of the loan programs on the neighborhoods as communicated by their residents determined how successful Portland has been in dealing with urban decline through its loan programs. Prior to gathering primary data on the neighborhoods, several secondary sources of information were used. The Portland Development Commission's in-house evaluations of the loan process demonstrated strong recipient support for the program. A survey of loan recipient files showed loans going to low income families with few assets. Although half of the loans went to married couples, a substantial number of loans went to divorced women and widows. The majority of rehabilitated homes were over fifty years old, and their median assessed value was $16,500. Secondary data was also used to look at outside perceptions of changes taking place in loan neighborhoods. Real estate trends and mortgage and home improvement loan activities suggested that the impact of the government loan programs has not yet been substantial enough to trigger changes in private policies related to the neighborhoods. Primary data for the study came from a random sample survey of four hundred persons in four Portland neighborhoods. Two neighborhoods, one in the north section of the city and one in southeast, where loans have been given, were paired with two control neighborhoods where loans were not available. The survey instrument used contained 72 variables chosen as capable of determining what the impact of the loan program has been on loan recipients, their neighbors, and their neighborhoods. Four outcomes could have stemmed from the loan programs. The first possibility was that people living in the neighborhoods where Housing and Community Development loans have been granted should feel more positive about their neighborhood than those not living in HCD neighborhoods. A second consequence could have been that HCD neighborhoods are upgrading socio-economically. Third, HCD neighborhood residents simply may not have perceived improvements in their neighborhoods, or fourth, even if they perceive improvements, they do not show significantly higher levels of satisfaction with their neighborhoods than holds true for respondents living in the control neighborhoods.
