▼ La Memoria Doctoral, como su título indica, se centra en el estudio de la vida del relevante jurista y canónigo del siglo XIII Pere Albert, y en el estudio de la obra que tradicionalmente se le atribuye y conoce con el nombre de las Commemoracions de Pere Albert. La Memoria se compone de dos bloques bien diferenciados: por una parte la reconstrucción del itinerario vital de Pere Albert y por otra el estudio del pensamiento jurídico contenido en las Commemoracions. El planteamiento de la tesis y su estructura obedece a la necesidad de buscar puntos de conexión entre la actividad judicial de Pere Albert y las Commemoracions, motivada por el problema que existe sobre la autoría de esta obra, y sobre la que después del estudio de las fuentes manuscritas, éstas no nos dan una respuesta definitiva. La Memoria doctoral se estructura de las siguientes partes: a modo de introducción, el planteamiento historiográfico y el estado actual de los estudios existentes sobre la vida de Pere Albert y las Commemoracions. Sigue la reconstrucción del itinerario vital de Pere Albert, a partir de las fuentes manuscritas recogidas en diversos archivos y bibliotecas. Previamente, la escasez de noticias sobre la vida de Pere Albert nos ha llevado a tratar cuestiones como sus orígenes, el problema de la homonimia o su signum, hasta hoy inédito. El criterio cronológico nos ha servido para llevar a cabo el seguimiento biográfico de Pere Albert, el cual nos ha permitido destacar las diferentes actividades que desarrolló tanto en el ámbito civil donde despunta su fecunda actividad como juez de causas feudales y su intervención en importantes asuntos diplomáticos, con la confianza constante de Jaime I y Ramón de Penyafort, así como en el ámbito eclesiástico, como miembro destacado de la Canónica Barcelonesa. Todo ello nos acerca a su perfil humano y psicológico, al mismo tiempo que nos descubre un jurista plenamente integrado en la órbita del derecho en el Principado. A continuación estudiamos el marco ideológico de la Commemoracions. Este extenso apartado se centra en la cuestión esencial de la organización de poderes que vive la Cataluña Bajo Medieval, poniéndose de manifiesto las tensiones que vive la época entre el poder de los señores feudales, decididos a mantener sus prerrogativas y privilegios, y el poder centralizador e integrador de princeps térrea como señor superior de la pirámide feudal. En este bloque analizamos, a partir del vocabulario utilizado, diversas cuestiones como la reafirmación del poder del Conde-rey y dentro del mismo, diversos apartados como el ascenso de su poder sobre el de los señores feudales, la distinción entre poder dominical-poder económico y poder dominical-poder jurisdiccional; las relaciones feudales en el nuevo contexto de conciencia de patria, así como el paso de la relación personal a la territorial hacia una concepción que evoluciona de la feudal de siervo hacia la más moderna de súbdito. When Marquis Childs published his book The Middle Way in 1936, he laid the foundation that inspired the quest for an efficient welfare state. The Folkhemmet, or "people's home," initiated by the Social Democrats symbolized the "Swedish Way" and resulted in a generous, redistributive welfare state system. By the early 1970s, experts marveled at Sweden's performance because the Swedish model managed to produce the second-wealthiest economy as measured by per capita GDP with virtually no cyclical unemployment.This dissertation demonstrates that capitalist and pre-industrial cultural forces dominated Swedish economic policy development throughout the years that the Social Democrats constructed Folkhemmet. The Swedish economy operated as a variety of capitalism that infused unique traditional cultural characteristics into a "feudal capitalism." The system was far more market-oriented, deregulated, and free from direct government ownership or control than most assumed then or now. A process of negotiation and reason, mixed with pragmatism and recognition of valuing opportunity over principles, drove Swedish modernization.Eventually, the entire society became commoditized through gender equalization efforts, resulting in greater individualism and an increased breakdown of informal communal or collective functions. Gradually, the nature of individual initiative and incentive within capitalism undermined Folkhemmet's goals and aspirations. Modernization dismembered traditional Swedish households and values as the economy experienced increasingly higher taxes and long-term industrial decline. Post-industrial jobs financed by government taxes eventually choked the supply of foreign direct investment, as well as domestic capital investment levels. When the private sector ceased to produce enough jobs to fund the highly taxed system, Folkhemmet experienced a crisis.The creation of public sector jobs intended mainly to push more women into the workforce resulted in numerous inefficiencies and financial problems. High taxation accelerated the decomposition of traditional civic relations. Moral hazards taxed honesty and eroded the common trust that had enabled the formation of this unique method of economic policymaking. What Childs initially communicated was a process of policy development dictated by gradualism and moderation, not a political system that could be transplanted across the globe. Thus, his "middle way of politics" should have been phrased the "moderate way of policy making."

Историја - Општа историја средњег века и помоћне историјске науке / History - General Medieval History and Auxiliary Historical Sciences

Култови светих односно слављење њихових успомена представља једну од најважнијих појава хришћанства јер верницима омогућава стални додир са облашћу светог. Па ипак, пошто сваки свети живи у једном историјском тренутку и на одређеном простору, сећање на његов узоран и примеран живот обухвата безвремене идеале, савремене светоназоре и услове културног, друштвеног и политичког живота. За узврат, та слика о светом даје смисао разноликим животним реалностима. Када се истражују култови светих у периодима обележеним политичким и другим преображајима, попут оног на Балкану од последње деценије XIV века до прве трећине XVI века, веза са друштвеном стварношћу је још снажнија. На темељу те „друштвене логике“ прослављања светих обликован је особен приступ у овој дисертацији. На првом месту, стварање сваког култа је изучавано као процес који је мање или више био условљен савременим збивањима. Стога је у првом плану анализа тога како се актуелни догађаји и друштвене околности одсликавају у процесу настанка али и у садржају култа, да би уследило тумачење функција прослављања новог светитеља. Званично установљен култ у цркви назван је литургијским сећањем. Оно је примарни фокус истраживања и укључује најразнородније изворе: од материјалних и ликовних споменика, записа на богослужбеним књигама, до дела која су била саставни део литургије: служби, житија, параклиса и др. Једном уобличено „канонско“ сећање могло је бити преобликовано, те су разлози за разна прилагођавања тражени у измењеним потребама заједнице која је прослављала светог. На темељима литургијског одржавала су се и друга, за цркву мање везана, сећања на свете. Ту је контекст у којем их треба сагледати нешто сложенији, јер предуслове чинова присећања представљају како савремена збивања тако и литургијска меморија. Према стању сачуваних извора могу се издвојити феудална и историографска сећања на свете. Феудално сећање представља средњовековни облик породичне комеморације са политичком функцијом која је забележена у повељама, здањима попут загробних цркава и ликовним представама. Када су свети били део феудалних династија тада је породично сећање, захваљујући преплитању са литургијским, добијало снажне темеље и основ за дуготрајно одржавање. Историографско сећање је сачувано захваљујући растућој потреби за памћењем прошлих догађаја која је у овом периоду водила настанку неколицине историографских врста. Због особеног развоја средњовековне српске државе, у којој су владари неретко постајали светитељи, сећање на њих као и на друге свете чланове династије имало је значајно место у новим текстовима. Историографску меморију издваја то што је најмање везана за црквене оквире те некад доноси податке о штовању личности које није било подстицано од стране црквеног врха. На крају, нема сумње да је још доста видова сећања постојало али, попут усменог, нису оставили трага. Таквим приступом се истиче да је одржавање успомене на светог било сложена…

▼ Globalization of real estate investments have revealed an increased desire by investors to operate outside their domestic markets. The removal of barriers to international capital movement and liberalisation of financial markets have made cross-border property investments an attractive alternative for investors, as they take advantage of its diversification potential thus spreading their risks. However, international real estate investment entails venturing into the unknown, where there are unfamiliar political and economic environments. Each property market has its rules, business culture and networks, while experience in one market may not translate well to another. This is because the institutions of a market impinge on market outcomes and behaviour by generating transaction costs which weigh against the returns on investment assets, while these costs may affect domestic versus foreign investors differently. Also, the peculiar nature of real estate, for example heterogeneity and asymmetric information makes it a particularly illiquid asset class. The time element of illiquidity represents an important risk to investors because it exposes them to an extended period of uncertainty. Illiquidity in turn makes real estate an asset specific investment as it calls for the input of intermediaries who utilize their extensive knowledge of the market to facilitate transactions. This makes intermediation an essential requirement for successful investment, as intermediaries introduce asset specific knowledge to the investor to promote liquidity and attenuate risk. However, intermediation imposes an additional transaction cost on investors as it is the price paid for immediacy of the transaction. It is therefore argued that the institutional environment of a real estate market not only underpins market structures and behaviour, but also the inherent characteristic of the asset which calls for the need for intermediation further informs the structures of the market through which commercial real estate is traded. Therefore, an understanding of the wider institutional environment of a real estate market is not only important, but also an understanding of the intermediation structure and associated costs which informs market processes is expedient for successful international real estate investment. This study investigates the institutions through which the commercial real estate investment market in Lagos, Nigeria operates. It offers a new and holistic framework for understanding how the institutions of a market influence its operation in terms of the associated transaction costs, particularly in the context of an emerging real estate market. ▼ Global investors often invest in publicly traded indirect real estate (IRE) such as Real Estate Investment Trust (REIT) and listed property companies rather than physical real estate asset in order to get exposure in foreign real estate markets for a number of reasons that mainly originated from the high transaction cost in the direct real estate (DRE) market. However, in reality IRE is not a perfect substitute of DRE and that the substitutability between IRE and DRE varies across markets. Very little is known about the factors that contributed to the variation. One possible contributing factor is the variation in the degree of real estate market transparency across markets, which is seldom examined in the previous studies. This thesis provides empirical evidence on the impact of real estate market transparency on the linkages between IRE and DRE. This study examines two aspects of IRE-DRE linkages, namely, return (first moment) linkages and volatility (second moment) linkages. This thesis uses style analysis to measure return linkages and variance decomposition to measure volatility linkages. After that, the correlations between IRE-DRE linkages and Jones Lang LaSalle (JLL)’s global real estate market transparency index will be examined. The empirical results show that the JLL global real estate market transparency index does have a positive impact on the linkages between IRE and DRE, especially on the volatility linkages. In addition, regulatory and legal transparency sub-index as well as real estate transaction process transparency sub-index have the strongest impact on both return and volatility IRE-DRE linkages. A highly-developed legal system as well as consistent regulatory enforcement (as measured by the degree of fairness treatment towards both domestic and foreign investors) ensures that real estate investors’ rights are well protected and thus the values of the underlying real estate asset are reflected in the IRE, which strengthens the IRE-DRE linkages. In addition, having a well-functioning regulatory and legal framework also means that DRE market transaction information is reliable which can be used for more accurate valuations. This assists investors in valuing the IRE based on their audited financial statements and thus strengthens the IRE-DRE linkages. Real estate transaction process transparency refers to market transparency in both pre-sale and spot real estate market. The presale market is essentially a forward market. Price information in the spot market can assist investors in assessing the future prospect of IRE and thus facilitates the price discovery process between the IRE and DRE. High transparency in the presale market therefore lead to stronger IRE-DRE linkages. The findings of this study provide several implications for global investors and local policy makers. ▼ Real estate sales growth is an ideal indicator of anticipated demand for real estate; it is also a good barometer of the state of economy. Due to the influence of macro-economic indicators on one another that are occasionally highly correlated, any marginal change in in one factor causes a ripple effect on the entire market and the effect on the economy is much more including the REIT industry. The study was underpinned by the behavioral theory of finance, the Efficient Market Hypothesis (EMH) theory and the Modern Portfolio Theory (MPT). The question that this study sought to answer was: do macroeconomic factors have an effect on the financial performance of the REIT industry? And the objective was to investigate the effect of macroeconomic variables on the financial performance of real estate industry in Kenya. The study was also longitudinal in nature. According to Farrington (2016), a longitudinal design is better for determination of cause-effect relationship. The target population was all the real estate firms in Kenya. Secondary data was collected from the KNBS, CBK, the NSE and Hass consult Property Index. Data analyses comprised numeric measures. Essentially, the study design entailed descriptive statistics. Multiple linear regression models was used by use of SPSS version 22. From the study findings, real estate sales growth rate had fluctuated with the highest peak in the third quarter of the year 2012 while the lowest rate was recorded in the fourth quarter of the year 2013. The study also established that each of the explanatory variables fluctuated over the study period. The study also established a positive correlation between real estate sales growth and each of the internal macroeconomic variables. However, none of the independent variables was statistically significant individually as shown by their corresponding p-values which were each greater than 0.05. The study concludes that there is a strong positive relationship between the macro-economic variables and financial performance of the real estate industry. The study, therefore, recommends that the CMA, the CBK and other agencies charged with the responsibility of regulation should plan in advance and influence the macro-economic variables in the right direction. The study had some limitations: contextual, methodological and human. These limitations have formed part of the basis for suggestions for further study. Among the suggestions is that further study should be triangulated in terms of data sources to mitigate the weaknesses of secondary data that was used exclusively in this study.

In Kenya, considerable number of state corporations, institutions, private and public company own properties. The properties can either be purely for operational or sometimes for investment purposes. The various management styles that can be adopted by an organisation include; in house, outsourced or combined management style. In management of corporations’ property, no particular method can be termed to be adequately suitable. As a result, the study embarked on an analysis into the viability of a combined management style in commercial properties. It involved exploring the merits and demerits of in house and outsourced management styles and how they can be harmonised to form a possible combined management style. A two case study approach was chosen to avoid the likelihood of bias in the findings and to advance the credibility of the study. The case studies chosen were National Social Security Fund and Postal Corporation of Kenya. Two commercial buildings were selected purposively from the corporations to enable a possible in depth study. One of the buildings is located within the CBD while the other fronts Ronald Ngala Street. The entire research project started in October 2011 and was intended to end by 30th April, 2012. The field study was carried out between 27th February 2012 and the 16th of March 2012. The study adopted secondary and primary research methodology in collection of data and information on corporate property management. Secondary data was integral in the development of introduction, problem statement and literature review. Observation, self and research administered questionnaires were the main primary methods used to collect essential data from the case studies. According to the findings, there are three types of management styles in practice today, which is in house, outsourced and combined management style. Both NSSF and PCK have adopted a combined management style. A number of reasons were cited for opting for a combined style, and this included, the size of property investment, cost of management, independence and to ensure security of capital and income. The findings also made known the various mechanisms and measures put in place by the corporations and management firms to enhance partnership in a combined style; namely frequent meetings, a management agreement, delivery of promised services and a stable communication system. In order to ensure effectiveness and efficiency, the corporations should develop a practical property management policy that covers all the roles of property management and xi how a combined management style can function in the light of increased property investment by corporations. Furthermore, the policy can only be effective by instituting an annual or semi-annual capacity building and training program targeting the property managers, managers and subordinates involved in property management tasks. ▼ The timeshare industry, also known as vacation ownership, is the fastest growing segment of the hospitality industry with sales totaling $9.7 billion in 2008 (ARDA, 2010). The typical timeshare sales process is a 90-120 minute sales presentation conducted by a timeshare sales representative to customers. At the end of the sales presentation, the customers are given the option to either purchase a timeshare unit at a discounted price with first-day incentives or to purchase at a later date at the full price and without the extra incentives. This today-only sales pitch is perceived as an unsavory process by a many potential customers. This process, however, does not seem to discourage the 4.7 million U.S. customers who have purchased a timeshare unit over the past three decades (ARDA, 2010). There is relatively little research on purchase intentions at the time of sale among timeshare owners. Most of the existing research has reported that consumers purchase timeshares based on the three primary consumer purchase themes of travel, money and value, and life experiences (Crotts & Ragatz, 2002; Lawton, Weaver, & Faulkner 1998; Sparks, Butcher & Bradley, 2008; Sparks, Butcher & Pan, 2007). Therefore, this study sought to answer the research question: Why do consumers purchase timeshare units? Using a grounded theory approach, this study used three phases of analysis to determine the reasons consumers purchase timeshare units. First, the content analysis of 2,079 timeshare consumer documents collected over an 18-month time period were analyzed. Sixteen timeshare purchase categories emerged from the data and were named using in vivo codes, terms drawn directly from the data. The second analysis phase incorporated data from 12 in-depth interviews with timeshare salespersons on their perceptions of why their customers purchased a timeshare unit. In the final phase of analysis, the theory was tested against eight interviews with customers and sales representatives during a timeshare sales presentation. Four major themes and 16 categories emerged in the open coding process. The major timeshare purchase themes identified were (1) the timeshare sales presentation and staff, (2) the timeshare resort facilities and accommodations, (3) travel vacation motivations, and (4) money, price, and value. Of the 16 timeshare purchase motivator categories, the timeshare salesperson emerged as the central timeshare sales purchase motivator. Other top categories included (a) First Day Incentives, (b) Liked Resort Accommodations, (c) Ease, Convenience, or Flexible, and (d) Affordable Price or Deal. The grounded theory process and the emergent theory are explained. Managers could apply this information to develop sales and marketing campaigns geared towards improving sales closure rates. ▼ Commercial property investments have been favoured by investors because of the portfolio diversification benefits and the ability for property investments to hedge against inflation. Australian Real Estate Investment Trusts (A-REITs) are market traded forms of property investments but do not suffer from the relative illiquidity, large investment requirements and transaction costs inherent in the ownership of direct property assets. In order for A-REITs to be effective substitutes for property investments, they should exhibit similar characteristics and respond to market forces in the same way as real estate. However, there are some differences which may mask the ability of A-REITs to represent property assets. Because they are market traded, many believe that A-REITs are more like stocks and less like real estate. In addition, the different pricing mechanisms of the private and public property markets increase the divide in the suitability of A-REITs as property substitutes. Within the A-REIT sector, the past decade has seen the emergence of two distinct trust structures: the traditional (externally-managed) type and stapled (internally-managed) trust. This thesis aims to address the linkages between the private and public property markets, to examine how each are related over time to other financial assets namely; stocks and bonds, and the ability of both to be effective hedges against inflation. Issues associated with a smoothing bias when dealing with appraisal-based property market data are also addressed. The grouping for traditional and stapled A-REITs into separate indices instead of merely observing an overall A-REIT index enables the study to capture different relationships with related markets and economic variables. Cointegration tests and Vector Error Correction Models are estimated to establish the long-run relationships of property and A-REIT prices and how returns adjust in the short-run. The main empirical results from this study reveal that stapled AREITs are consistent representatives of commercial real estate, and provide an efficient hedge against inflation. Traditional and stapled A-REITs display different linkages with the stock and bond markets in the long and short-term. The implications of the thesis findings are that both A-REITs types should be considered separately instead of relying on a general index comprised of the two. This will affect the decisions of portfolio managers and investors looking to substitute property with A-REITs in their portfolios, as well as property appraisers who look to information transmitted from the stock market when making valuations.

▼ In the early 1980’s, the Chinese government launched the nationwide housing and land reform programme to tackle almost insurmountable problems in providing residential housing for its citizens and adequate business facilities to facilitate sustainable economic growth. Real estate developers play a significant role in the reform process. The object of this thesis is to identify the problems encountered under Chinese legislation with regard to controlling the activities of developers and suggest solutions. Chinese legislative provisions are compared with the provisions of the sophisticated American Uniform Common Interest Ownership Act and well-developed South African Sectional Titles Act. The first part of the thesis focuses on the complicated housing and land reform process in China. The major part of the thesis focuses on the role of developers in the development, sale and initial management of the condominium scheme. Topics discussed include the role of developers in the establishment of condominium schemes, allocation of parking spaces and the management of condominium schemes during the initial period. Consumer protection against abuses of power on the part of developers, especially regarding the sale of condominiums in a building which is still under construction is another key focus. The author finds that under current Chinese law, the developer is neither provided with sufficient flexibility nor controlled adequately by pertinent legislation. The most important shortcoming is that developers are not empowered to draft constitutive documents to suit the needs of their particular schemes. Lack of a constitutive document creates disputes among developers, management agencies and unit owners over various issues, such as the boundaries between exclusive units and common areas and their individual rights and obligations. Allowing developers to draft and register the constitutive documents would not only bind the three parties to the provision of constitutive documents but provide more flexibility to the developer. The automatic establishment of an owners’ association after the first unit is transferred will create a channel for communication among the three parties and reduce further friction amongst them.

▼ This research investigated the economic viability of a strategy of individuals' saving for retirement. The strategy is based on acquiring rental property over the working lives of such individuals, and funding post-retirement income from the rentals. The main aim of the study was to determine the role that professional personal financial planners can play in that determination of the economic viability, as well as the management of investment strategy implementation on behalf of their clients. The study thus approached the proposed investment strategy from the point of view of the planner . A financial planner has responsibility in terms of the law, to provide independent advice; this requirement means that such a planner needs to investigate various investment vehicles for clients to reach their objectives. Such investigation requires a thorough due diligence process on the part of the planner. This study applied techniques of traditional finance and market research, to perform such due diligence. The initial research was exploratory; the purpose was to obtain a sense of market conditions in the townhouse market in the target area. The researcher conducted informal interviews with estate agents in the area, and observed local newspapers for asking prices on townhouses as well the rentals they demanded. Two sets of questionnaires were then administered to tenants and rental agents in the area. Participants in the surveys were selected based on purposive sampling. The major finding of the study, is that based its net present value, the strategy is economically viable. The study also found that because investor decision-making is complex, the role of the financial planner is to support such investors within a structured framework, so that the investor's life goals can be achieved. The main recommendation of this study is that, the investment strategy is specialized, thus financial planners should only consider it with access to specialized knowledge of local real estate market conditions. ▼ The rise of globalisation has led to more and more companies expanding beyond their borders. Gray (2002) sees this rise as a direct result of technology. He feels that technology has been the main factor leading to internationalisation. Desai (2003) feels that it is a combination of both market forces and technology giving rise to greater cross-border trade. The flow of foreign direct investment (FDI) around the world increased by up to seven times between 1992 and 2006 (Hill, 2007). This led to a 150 percent increase in world trade value and a 45 percent increase in output (2007). According to Hill by 2005 stock of global FDI exceeded $10 trillion. The objective of this research is to understand the intricacies of the strategic decisions of multinational property companies that expand beyond their borders, with a focus on investment property. The research uses the internationalisation theory known as the eclectic paradigm as a lens through which to view the subject. The paradigm is made up of three sub-paradigms – ownership, location and internalisation - and focuses on how multinational companies internationalise their operations. Multinational property companies (MNPCs) are increasingly looking to increase their foreign direct investments into investment property outside their borders where the yields may be better, or perhaps to spread their risk (de Rauville, 2008). Using the case study methodology the research aims to understand not only how these companies achieve their fdi ends, but why they chose particular modes of entry; their specific country choices; and what led them to believe that they had the capability to ensure success. Of added interest is the application of the eclectic paradigm within this context. The research proved successful in that the intricacies of the strategic decisions made by the multinational investment properties in the study were revealed. These led to further insights for current and future work on the topic. In addition the eclectic paradigm proved a most useful lens with which to view the topic. ▼ Real estate investments and prices are good measures for reflecting expected real estate demand, and serve as good predictors of economic growth (Knight Frank, 2011). The "real estate" market and industry will be considered here to include both land and improvements, their selling and rental prices, the economic rent of land and returns on buildings and other improvements, and the construction industry. Economic growth leads to an increase in the middle class of a society. Hoskins, Higgins and Cardew (2004) find that GDP growth, inflation, and unemployment show significant correlations with composite property returns Given the importance of the real estate sector, it is important and paramount to interrogate the relationship between the sector and economic growth. There are two ways to measure real estate demand and these involve an evaluation of real estate investments and real estate prices. As demand for real estate increases, real estate prices rise and therefore real estate investors will increase their in real estate to meet the demand and therefore it can be said that real estate prices and real estate investments are directly proportional to real estate demandRecently, economists propose a collateral effect of house prices that, increase in real estate prices help relax home owners borrowing constraints and increase their actual consumption since housing wealth is easy to collateralize Tracking the Hass Housing Price Index and Kenya‟s GDP numbers over a period of five years , data was retrieved from different sources but aligned in equal time and periods , reviewed and subjected to regression analysis and tested for significance. The results indicate that there is a relationship between the variables revealing that a quarterly change in housing prices yields a quarterly change in GDP. The data collected and analysed indicates that property is a strong asset class which has been under exploited in portfolios. More consideration should be made by institutional investors. Real estate prices have been stable during recession and political instability.

▼ Real estate sales growth is an ideal indicator of anticipated demand for real estate; it is also a good barometer of the state of economy. Due to the influence of macro-economic indicators on one another that are occasionally highly correlated, any marginal change in in one factor causes a ripple effect on the entire market and the effect on the economy is much more including the REIT industry. The study was underpinned by the behavioral theory of finance, the Efficient Market Hypothesis (EMH) theory and the Modern Portfolio Theory (MPT). The question that this study sought to answer was: do macroeconomic factors have an effect on the financial performance of the REIT industry? And the objective was to investigate the effect of macroeconomic variables on the financial performance of real estate industry in Kenya. The study was also longitudinal in nature. According to Farrington (2016), a longitudinal design is better for determination of cause-effect relationship. The target population was all the real estate firms in Kenya. Secondary data was collected from the KNBS, CBK, the NSE and Hass consult Property Index. Data analyses comprised numeric measures. Essentially, the study design entailed descriptive statistics. Multiple linear regression models was used by use of SPSS version 22. From the study findings, real estate sales growth rate had fluctuated with the highest peak in the third quarter of the year 2012 while the lowest rate was recorded in the fourth quarter of the year 2013. The study also established that each of the explanatory variables fluctuated over the study period. The study also established a positive correlation between real estate sales growth and each of the internal macroeconomic variables. However, none of the independent variables was statistically significant individually as shown by their corresponding p-values which were each greater than 0.05. The study concludes that there is a strong positive relationship between the macro-economic variables and financial performance of the real estate industry. The study, therefore, recommends that the CMA, the CBK and other agencies charged with the responsibility of regulation should plan in advance and influence the macro-economic variables in the right direction. The study had some limitations: contextual, methodological and human. These limitations have formed part of the basis for suggestions for further study. Among the suggestions is that further study should be triangulated in terms of data sources to mitigate the weaknesses of secondary data that was used exclusively in this study.
