With the current climate challenges that we currently face, we also need to take a look at the existing operation of the systems to which we are so accustomed. Within the EU, there are policies to make the housing stock energy neutral by 2050. However, this sentiment is not shared internationally. Within the EU, there are several options made available for making renovation of existing stock more financially feasible, with models provided by initiatives such as STUNNING, REVALUE, or ABRACADABRA to name a few. Though the EU has options made available, this is not the case for the rest of the world. The research focuses on the applicability of the aforementioned options available in the EU to a Middle Eastern context through the creation of a scenario building using aggregation methods and using a sensitivity and Monte Carlo analysis to check the performance of each financial model. The research also combines the financial with other technical frameworks such as finding optimum insulation thicknesses and its influence on the pay back periods. The research works in 4 parts, creating a model building through aggregate modeling and frameworks, running the financial dashboard based on the characteristics of the model building and doing a sensitivity and Monte Carlo analysis, then finally an interview is conducted with experts, showing them the data of the model building and then asking about the limitations of said financial models. The applications are reviewed in a foreign context, in this case Kuwait, and in addition, the effects of the large scale application of these models are examined in the literature review. The results show that financially speaking, it is completely feasible to apply these models within Kuwait, and in fact they work better than they do in western contexts because of the avoidance of the landlord-tenant conflict since landlords are responsible for paying utility fees. On average, given Kuwait’s current inflation rates, electricity prices, water prices and average rental rate per m2, we are seeing an average of a 4 year payback period on a major rehabilitation, without even the need for a real estate reevaluation. The micro economic results are also compared with studies made on macro-economic knock on effects of mass renovation within the country, and it was found that it was feasible. Through the interviews, however, it was found that though there are few barriers in the financial sense, there is a lack of understanding and need for a larger investigation into the sociological and behavioral barriers found within this context.

▼ The MOR prototype is a smart passive building with a central building management system to control and optimise the operation of the active and passive building systems and therefore reduce the energy consumption of the building and improve the users comfort conditions (MOR Team, 2019b). During the competition, the systems in the prototype were set to function in the Hungarian climate (Warm-summer humid continental climate according to the Köppen climate classification) whereas the Netherlands has a temperate oceanic climate. Showing that the MOR prototype can function efficiently in both Hungarian and Dutch climates with only changing the settings of the building management system can prove that it will also be able to function efficiently when the local climate will change. This research is aiming to extend the period in which the passive systems are used within the building management system in order to minimize the energy consumption while improving the comfort conditions. The following research questions will be used to find the important aspects to be considered: Which parameters have the biggest influence? What are the comfort conditions that the building management system has to reach? How is the building management system currently programmed? Can simulations optimise these setpoints? The parameters that have the biggest influence on the total energy consumption of a building are space heating (16 %) and water heating (21 %). The biggest is electrical appliances (33 %) but these are not influenced by the building management system (Nuiten, et al., 2019). For thermal comfort, the Adaptive Temperature Limits guideline suggests a range of temperatures based on a calculated average of the four preceding days (van der Linden, Boerstra, Raue, Kurvers, & de Dear, 2006). For indoor air quality, a maximum CO2 level was found of 800 ppm above the normal outdoor level of around 400 ppm (VLA, TNO, Peutz BV en Nieman Raadgevende Ingenieurs BV., 2018). And for relative humidity, a range of 30 – 70 % was found for an indoor temperature of 18 – 24 °C (BOOM-SI, Milieukundig Onderzoek-& OntwerpBuro, 2019). For visual comfort, there are no standards for residential buildings. A recommendation for the amount of light needed in a room is based on the activities. For the average room, a minimum of around 300 lux is found. For areas with more precise work such as the workstation, kitchen counter or bathroom mirror, a minimum of 500 lux is recommended (Bodart, et al., 2011). Acoustical comfort is not controlled by the building management system. Finally, a Grasshopper model is made with Ladybug, Honeybee and Ironbug plugins to use with the modeFRONTIER optimisation software. After comparing simulations made by this model to measurements inside the MOR prototype, it turns out that this model is not able to accurately simulate the different systems. Therefore the existing DesignBuilder model is used for optimisations with the built-in optimisation engine of DesignBuilder. ▼ The impact of existing buildings on the environment is increasing. There is the need to realign and focus on achieving true sustainability that considers sustainable technologies for built facilities. However, these technologies with varying functions become outdated over time, thus there is the need to upgrade to match new energy efficiency benchmarks. The sustainable upgrade of existing buildings adopts sustainable technologies to reduce the impact of high energy consumption and greenhouse gas emissions. This thesis develops a predictive model to estimate energy consumption of existing buildings upgraded with sustainable technologies. The study investigates the types of sustainable technologies, and the relationship between sustainable technologies and building age, and variables impacting energy consumption of existing buildings. A literature review of the need for sustainable development to curb the increasing impact of existing buildings on the environment, including the nature of existing buildings, types of sustainable renovation and related energy savings, drivers of sustainable upgrade, sustainable technologies and barriers to the adoption and application of sustainable technologies is followed by a review of tools used to predict energy consumption of existing buildings improved with sustainable technologies. A conceptual framework for sustainable upgrade is developed to present the determinants of existing buildings and sustainable technologies in predicting the energy consumption through sustainable upgrade. The methodology is a mixed method approach including a questionnaire with in–built case study, interviews and verification through case study. The findings indicate that sustainable technologies adopted to improve existing buildings are less expensive, leading to less energy reduction. Also, sustainable technologies required to improve energy savings only target fairly new buildings with a majority of old buildings not receiving the same investment. The main variables identified as contributing to energy consumption in existing buildings are building size, window area, area of external wall, number of occupants, U–value of ceiling and walls, thickness of insulation and lifespan of sustainable technologies. The main energy saving technologies are lighting technologies, HVAC, renewable energy technologies, envelope technologies, sustainable HVAC equipment and passive technologies. The predictive model combines the main determinants into an energy efficient decision tool to support sustainable upgrade of existing buildings. It makes it possible to calculate expected energy savings from upgrades of existing buildings with sustainable technologies, presenting a clear direction for energy savings which ultimately also translate into cost savings.

▼ How can local governments in the absence of national regulations or incentive schemes motivate private owners of post-war mass-housing for investments into ambitious retrofitting for energy efficiency? The million-program houses’ lifecycle currently makes renovations necessary and this would be an excellent opportunity to realize an upgrading of their energyefficiency status. Private owners do however show no inclination to do so. An intertwined array of barriers towards energy-efficient renovation is explored in this study, while it seeks to find out which new drivers are needed to overcome these barriers and create an intrinsic motivation for the owners to undertake the anticipated investments. In an exploratory case study, these points are investigated in the context of the exemplifying case of the Bygga om Dialogen project in Malmö, Sweden. Bygga om Dialogen, is reframing the situation of investments into energy-efficiency in a broader socio-economic context and thrives to create new drivers pushing the owners to undertake the investments via the tools of strategic niche management and reflexive governance. This study explores how a strategic niche management and reflexive governance can be used to motivate a variety of stakeholders to scrutinize and reconsider their assumptions of the renovation-business-case and how this can stimulate the owners to actively contribute to the establishment of a new, innovative, cross-sectoral approach seeking to realize energy-efficient investments in the context of holistic sustainable development in the neighborhood of Lindängen. Additionally it is explored how strategic niche management can be used to deal with the contextual, strategic and institutional uncertainties that the established network is facing. Ideally the vision of mutually realizing energy-efficient renovations as part of an inclusive socio-economic upgrading of the neighborhood, could act as a building block and exemplifying case for similar neighborhoods nationwide- or even all over Europe.

Magistrska naloga zajema tematiko trajnostne prenove turističnih nastanitvenih objektov v arhitekturi. Vsebuje opredelitev problemov vsake gradnje ali prenove obstoječih objektov skozi življenjski cikel stavbe, ki nam podaja jasno razdelitev posameznih področij načrtovanja stavbe. Podane so kratke obrazložitve za lažje razumevanje trajnostne gradnje in razvoja s pomočjo okoljskega, socialnega in ekonomičnega vidika. Na podlagi besede "trajnostnost" so opisane prednosti za uporabnika. V arhitekturi se srečujemo z različnimi materiali. Ob ustrezni uporabi je skoraj vsak material lahko trajnosten. V podpoglavju so predstavljeni organski, anorganski in sintetični materiali. Prav tako so obravnavani različni sistemi aktivnega delovanja stavb z rabo obnovljivih virov tako za novogradnjo kakor tudi za prenovo potratnih objektov. V naslednjih poglavjih so na kratko predstavljeni še koncepti načrtovanja energetsko učinkovitih stavb, primeri turističnih nastanitvenih objektov iz Slovenije in tujine ter zakonodajni okvir, ki so se upoštevali pri prenovi objekta. Naloga se zaključuje z analizo izbranega obstoječega objekta, in sicer hotela Areh. Praktični del vključuje energetsko, arhitekturno in funkcionalno prenovo, pri čemer so opisani tehnični podatki obstoječega in prenovljenega objekta, primerjalne analize v tehnični zasnovi in izračuni toplotne prehodnosti ovoja stavbe v obeh primerih.

Master's thesis coveres the topic of sustainable renovation of tourist accommodation facilities in architecture. It contains a definition of the problems of each construction or renovation of existing facilities throughout the lifecycle of the building, which gives us a clear division of the individual sections of the design for the building. It gives a brief explanations for better understanding of sustainable building and development through environmental, social and economic point of view. On the basis of the word "sustainability" the advantages for the user are described. In architecture we come across a variety of materials. With the appropriate usage, almost any material can be sustainable. Organic, inorganic and synthetic materials are presented. Various systems of active operations of the buildings through the use of renewable energy sources for both new construction, as well as renovation of wasteful buildings are also discussed. The following sections briefly describe the concept of planning energy-efficient buildings, examples of tourist accommodations from Slovenia and abroad, as well as a legislative framework that was considered with the renovation of the building. The assignment concludes with an analysis of selected existing building - the Areh hotel. The practical part includes energy, architectural and functional renovation, where technical details of the existing and the renewed facility are described, as well as a comparative analysis of the technical design and calculations of thermal insulation of the building’s envelope in both cases.

Pohorje predstavlja velik potencial v razvoju zimskega in letnega turizma. Območje hotela, ki ga ta naloga obravnava, predstavlja velik potencial za regeneracijo in nadaljnji razvoj območja. S pomočjo celostne prenove bomo dosegli boljše pogoje za razvoj turizma na območju Ruškega Pohorja. S pomočjo analiz tipologije smučarskih hotelov, kvalitetnih primerov iz prakse ter analize novih trendov visokogorskega turizma smo postavili okvirna programska izhodišča za snovanje novega trajnostnostnega hotela. Ugotovili smo, da sodobni smučarski hoteli potrebujejo raznoliko hotelsko ponudbo, kajti le tako lahko uspešno poslujejo skozi celotno leto. Podrobno smo preučili obstoječe stanje hotela. Spoznali smo, da je arhitektura potrebna temeljite prenove. Zato smo se odločili za prenovo, ki bo ohranila le glavne konstrukcije hotela. V projektnem delu magistrske naloge smo zasnovali objekt, ki sledi sodobnim trendom trajnostne gradnje in istočasno upošteva lokalni kontekst, kar predstavlja eno izmed poglavitnih izhodišč naše arhitekture. V zaključku smo spoznali, da je mogoče s pomočjo večje in temeljitejše prenove ter dobrim premislekom ustvariti arhitekturo, ki bo predstavljala novo turistično točko na Ruškem Pohorju in izboljšala razvoj turizma na Pohorju.

Pohorje represents a huge potencial in terms of development in winter and summer tourism. The area of the hotel that is being evaluated in this master's thesis represents a big potential for touristical regeneration and further development of the area. Through comprehensive renovation better circumstances for tourism development will be achieved in the area of Ruško Pohorje. We analysed and researched different fields like: different ski hotel typologies, quality reference projects, new branches of mountain tourism. We concluded that ski hotels and resorts need a diverse building programme. Only diversity will help hotels operate through the whole year. We realised that the architecture of the hotel is in need of a thorough remodelling. Thus we decided to preserve only key constructions of the hotel. In project part of the thesis we designed an object which follows contemporary trends of sustainable build and considers local context of surrounding area. Which represents one of the key points of our architecture. We concluded that through bigger and thorougher remodelling and consideration, it is possible to create an architecture, that will represent a new tourist attraction on Ruško Pohorje.

▼ This paper presents an analytical framework of governing innovative building practices at a municipal level based on conclusions drawn from the Strategic Niche Management (SNM) approach. The analytical framework viewed the Village House Block demonstration project and EnSURE transnational research collaboration as important facilitators to create the necessary conditions for governing innovation during the renovation of the outdated building stock located in the 3rd District Municipality of Budapest, Hungary. These necessary conditions were articulated in accordance with the three internal processes (the articulation of expectations and visions, the building of social networks and the fostering of learning processes) defined by SNM research. Additionally, the Sustainable Energy Action Plan (SEAP) methodology was considered as a viable tool to guide energy efficient urban development in the district. It was found in this research that the Village House Block renovation represented a local technological niche project during which the feasibility of active and passive building technology was tested. This study revealed that the necessary conditions for governing innovation were present in this project. EnSURE was a collaborative research project which did not represent a clear example of technological niche development. It was defined as an important initiative to collect and accumulate knowledge and experiences from local niche projects to create a strategic tool for supporting energy efficient urban development at the municipal level. In this case study, the tool was the Sustainable Energy Action Plan. Overall, it was found that the necessary conditions did not only appear in technological niche projects, such as the Village House Block demonstration project but also in other types of projects, such as EnSURE. Furthermore, it could be argued that the governance of innovative approaches requires an operational framework in which different projects are managed to create these necessary conditions for local technological niche development. At global niche-level, it was revealed that the SEAP or other action plan methodologies could offer a tool to utilise experiences gained from local niches to create an energy efficient urban development strategy. In practice, it was shown that the importance of experimentation with new technologies and the governance of innovation on a strategic way still in its infancy in the 3rd District.

▼ One of the methods utilized for quantification of environmental impacts of human activities is Life-Cycle Assessment (LCA). This dissertation applies the method on renovations of residential buildings in the Czech Republic. The reason is high potential for environmental savings in existing building stock and lack of such works in the Czech conditions. Therefore the dissertation deals with LCA of building renovations to increase the knowledge in this field. Moreover it also questions and evaluates accuracy of building LCA in general to increase understanding of differences and inaccuracies that are often admitted, but seldom analysed in literature. The dissertation includes five LCAs of two case studies: a block-of-flats in Brno and a terraced house in a nearby village. First case study includes LCAs of the original state and renovation of the block-of-flats. The second case study describes LCAs of the original state, partial reconstruction or demolition and new construction of the terraced house. The LCAs are performed in two software tools: Eco-Bat 4.0 and GaBi 4. Detailed models of the evaluated buildings are based on available designs. Environmental impacts are calculated in four impact categories predefined in Eco-Bat 4.0 to enable comparison of results: Ecological Scarcity, Cumulative Energy Demand (or Primary Energy in GaBi 4), Non-Renewable Energy and Global Warming Potential. The accuracy of the performed LCAs is tested in up to 324 different scenario combinations considering variable service life of building materials, construction waste quantities, waste management and transport distances. Generally, the results confirm environmental efficiency of building renovations. The renovation of block-of-flats results in 17.39% average reduction of total environmental impacts. Demolition and new construction of the terraced house result in 76.83% average savings. However, the variation of results is rather high due to tested scenario combinations: up to 56.06%. ▼ Sustainable design and construction introduces another layer of complexity to project delivery processes for buildings. To achieve increased efficiencies and improved environments, project teams seek to optimize building systems through the iterative process of integrated design. These sustainable delivery methods are maturing, and there is a growing population of sustainable buildings in operation. Thus, a fundamental question arises – are sustainable buildings performing as expected? And, how can building performance be comprehensively measured? This research investigates sustainable building performance and demonstrates a new methodology for evaluating buildings using the House of Quality matrix to structure the data. The matrix synthesizes data from building operations (including occupant satisfaction, operator satisfaction and actual building performance) to evaluate with respect to the original design intent. Two recent projects provide empirical data collected through an embedded research program. Rigorous data collection procedures were developed to provide information describing building performance. Occupant data was collected using a survey instrument and sampling techniques based on social science research methods. Data collection from building operators was based on triangulation, collecting data through interviews of different operator groups and through the environmental management and control system of each building. Project data was collected through field and embedded research programs and was based primarily on project documents and focused interviews of project team members. Upon completion of the three point evaluation, building performance is described on many levels using the House of Quality to structure the data. Performance metrics, based on the original design intent of the building, are rated by the user groups to enable cross comparison. The House of Quality speeds the process of analyzing the performance data to identify the crucial performance aspects for all stakeholder groups. This is a significant advance from existing research and evaluation practices. By quickly identifying critical building areas, resources are leveraged to investigate building systems of highest importance. The results of this research demonstrate the importance of the project team’s focus on the customer during project delivery – the owner organization, as well as significant end-user groups. In each of the two applications of the methodology, the research highlights the tensions that exist between the end-users and the project managers in organizations. The two applications of the building evaluation methodology also show that sustainable buildings do not necessarily perform better than their non-sustainable counterparts. This methodology provides feedback that is crucial to building owners and project teams as sustainable design and construction strategies continue to penetrate the construction industry. La démarche adoptée consiste à combiner les deux dimensions de l’évaluation ex-post de l’action publique : 1) la dimension normative pour apprécier l’efficacité des mesures mises en oeuvre ; 2) la dimension instrumentale qui vise à comprendre les résultats obtenus et à identifier les pistes d’amélioration. Il est question, en fait, de voir si les dispositifs d’ordre réglementaire et incitatif en application au Maroc permettent-ils de contourner toutes les barrières à l’investissement dans des actions de la MDE dans ce secteur. Il s’avère qu’il existe un déficit d’adoption des solutions d’EE et des EnR de la part des usagers et que les différents instruments mis en oeuvre ne peuvent suffire à le réduire. D’abord, certaines barrières ne sont pas levées car aucun outil approprié n’existe. Ensuite, certains facteurs de blocages ne sont que partiellement traités car l’utilisation pratique des outils diffèrent de leur conception théorique. Enfin, la politique de la MDE se trouve la plus part des temps contrariée par d’autres politiques publiques en matière de logement ou par l’incapacité des pouvoirs publics à mobiliser les différents intervenants dans l’acte de bâtir.Ce travail de recherche essaye de répondre à un certain nombre d’interrogations : la mise en place d’une politique de MDE est-elle justifiée au Maroc sachant que la consommation énergétique par habitant est très faible par rapport à la moyenne mondiale ? En quoi cette politique consiste-t-elle ? En quoi est-elle bénéfique pour le pays et pour les citoyens ? Quels sont les instruments économiques mis en oeuvre par les pouvoirs publics en vue d’inciter les usagers à maîtriser leur consommation énergétique et donc à atteindre les objectifs de réduction de la demande en énergie fixés ? Après plusieurs années de mise en oeuvre, quel bilan peut-on dresser au regard de ces objectifs ? Quelle évaluation d’impacts économique, social et environnemental peut-on faire ? Arhitektura zdravstvenih domov lahko s svojo premišljeno zasnovo, v kateri zdravstveni delavci zdravijo, ugodno vpliva na počutje obiskovalcev, bolnikov in zaposlenih. S celovitim pristopom k arhitekturni prenovi smo ustvarili boljše pogoje za vse uporabnike zdravstvenega doma. S pomočjo teoretskih izhodišč in analiz obstoječega stanja smo ugotovili, da obravnavan objekt ne izpolnjuje sodobnih funkcionalnih in energetskih standardov ter predpisov. Na podlagi teoretskih izhodišč in analiz referenčnih primerov smo zasnovali novo funkcionalno ureditev zdravstvenega doma. V projektnem delu smo določene dele objekta porušili, ter ga nadzidali za eno etažo z lahko leseno konstrukcijo. V kletni etaži smo dodali garažno hišo, ki rešuje problem premajhnega števila parkirnih mest. Kvalitetne arhitekturne elemente obstoječega objekta smo poizkusili v veliki meri ohraniti, dele obstoječega objekta pa smo ustrezno energetsko sanirali. V zaključku smo spoznali, da je mogoče s premišljeno in predvsem s celovito arhitekturno prenovo obstoječi objekt zdravstvenega doma ustrezno prenoviti in mu z arhitekturnimi elementi dodati manjkajočo identiteto.

Thoughtful health centre architecture design of the treatment premises can favourably affect the well-being of visitors, patients and employees. With a holistic approach to architectural renovation, better conditions for all healthcare users were created. With the help of theoretical starting points and the existing situation analyses, it was found out that the object in question does not meet functional and modern energy standards and regulations. Based on theoretical starting points and reference case analysis, a new functional health centre system was designed. In the project part, certain parts of the building were demolished, the walls were raised, and light timber construction was added to create the additional upper floor. In the basement floor a garage house was added to solve the small number of parking spaces problem. The quality architectural elements of the existing building were maintained to a great extent, and the parts of the existing building were properly sanitized. In conclusion, it can be said, that with a thoughtful, and above all comprehensive architectural renovation, the existing health centre facility can be adequately renovated by adding the architectural elements, to upgrade its missing identity.

In the ‘Actieprogramma leegstaande kantoren’ the strategies of redevelopment, transformation and demolition of existing office buildings are suggested to reduce the high vacancy rate in the Dutch office market. Available research on which strategy is most sustainable did not incorporate the estimated service life of the strategies, but applied a standard expectation, which leads to an inaccurate estimation of the environmental load per year of service life. Because the strategy is chosen in the initiative phase of a project, the design is often not present for all strategies. A perfect design for the new-build structure is often assumed leading to an unequal comparison of designs. To find the effect of the estimated service life (ESL) on the sustainability of vacancy strategies the S3 model is developed that includes ESL and replaces the design of a strategy with ambition levels. The sustainability of three real and one averaged case is assessed and the effect of the ESL on these results is analyzed. The model does not include financial or social factors. Sustainability has been defined as ecological sustainability as calculated by Greencalc+ 4.0. A comparison is made between the linear deduction in the lifespan accounting model and an annuity deduction. To prevent negative ESL values the improved factor method by Van Nunen (2010) is adapted and a piecewise formula is used to determine the ESL. A method that standardizes the assessment of ESL factors has been developed. Score tables describe the requirements for a building to be assigned a certain score, which are later translated to factors. The results show that the estimated service life does influence the measurement of the sustainability of vacancy strategies. Because the environmental load caused by materials is deducted over the entire service life, a higher ESL reduces the load per year for materials more than a lower ESL. This means that strategies with a higher ESL are advantaged. Excluding the remaining environmental load decreases this effect because it decreases the environmental load caused by materials. A positive annuity deduction method will cause a higher remaining environmental load and will increase the effect of including the ESL. A negative annuity will cause a lower remaining environmental load and will decrease the effect of including the ESL.
