▼ As a result of changing conditions in Canada since the Second World War, suburban municipalities, that is those municipalities adjacent to urban centres which still have agricultural land, have found themselves coping with the problems of rapid urbanization. The suburban municipalities seem to have failed in meeting these problems, partly as the result of not having a positive land use policy. By positive policy is meant the type which states objectives and attempts to achieve these goals as opposed to the negative type which merely regulates. This lack of a positive policy is especially noticeable in regard to the location of the neighbourhood shopping centre, which is the focal point of modern residential suburban development. An examination of the public interest in general terms, and then specifically in regard to the location of the neighbourhood shopping centre shows that the public interest warrants control as to its location. The control techniques in the past have been Conventional Zoning and Subdivision Control. By Conventional Zoning is meant the type of zoning which is carried out without corelation with a general or master plan for development of the municipality. A historical and legal examination of these two techniques shows that although they were effective to some extent in the past, they are basically weak owing to their negative character, and also they are not suited to control land use in regard to modern methods of development. This is shown by examining these two techniques in effect in a sample suburban municipality of Delta, B.C. Since Conventional Zoning and Subdivision Control are found to be ineffective, such positive techniques as land acquisition, purchase of development rights, land assembly, replotting, modern zoning techniques, and different physical and economic controls are examined as to their effectiveness on the Canadian scene and in the countries where they are extensively used. The different techniques are then tried out hypothetically as they might be used to control the location of the neighbourhood shopping centre in the example municipality of Delta, B.C. It is found that the purchase of the future site of the neighbourhood shopping centre is the most effective way in which a Canadian suburban municipality can control the location of its neighbourhood shopping centre. The conclusion from the study is that Canadian suburban municipalities in the past have not met the challenge of rapid urbanization both in general terms and specifically in regard to controlling the location of the neighbourhood shopping centre which is the key to modern suburban residential development. This challenge can be met if the suburban municipalities adopt a positive policy for the overall development of the municipality which will be reflected in the use of a technique such as site purchase to control the location of the neighbourhood shopping centre.

Os grandes centros comerciais ou Shopping Centers são grandes geradores de resíduos sólidos. O que se observa na maioria dos empreendimentos são iniciativas que visam o aumento do consumo, sem a preocupação com a massa de resíduo gerado e sua destinação. Neste sentido, o presente trabalho objetiva identificar e quantificar os resíduos sólidos provenientes de um shopping center na cidade de Porto Alegre. A metodologia consiste em transportar os resíduos em veículo apropriado até o seu destino para a realização de sua segregação, quantificação e qualificação, para então ser comercializado. Verificou-se que o resíduo é composto por uma série de materiais que podem ser reutilizados. A taxa de reciclagem variou de 36 % a 56 %, enquanto que o potencial teórico ficou em torno de 94%. Os meses de maior geração de resíduos coincidem com os meses festivos e de férias de inverno, quando há um aumento do público circulante. Observou-se um aumento nos últimos anos na produção de resíduos no empreendimento, entretanto o mesmo não ocorreu na proporção de material reciclado.

The great commercial centers, or Shopping centers, are great creators of solid wastes. It is observed in most shopping centers initiatives aiming the increase in consumption, without actions in reduction of solid wastes and their destination. The present work aims to identify and to quantify the solid wastes originating from a Shopping Center in the city of Porto Alegre. The methodology consisted in transporting the waste in an appropriate vehicle for segregation, quantification and qualification, to be sold. It was found that the residue consists of a series of materials that can be reused. The recycling rate ranged from 36% to 56%, while the theoretical potential was around 94%. The months of greatest waste generation coincided with the festive months and winter holidays, when there is an increase in the circulating public. There was an increase in recent years in the production of waste, however the same increase was not found in the proportion of the recycled material.

▼ This study generated a substantive theory of retail mall brand image construction on the part of consumers for a retail mall in Hong Kong. The primary source of data was generated from face-to-face interviews, and analysed using a grounded theory methodology. From this analysis key categories emerged which provided the foundation for the substantive theory. The theory of retail mall brand image construction proposes that consumers associate the retail mall with a particular stratum of society, through a series of interpretive processes that attach personal and social meaning to the mall. The resultant ‘brand image’ conceptualizes the mall as an integral and representative part of that social stratum and, in consequence, there is an associated series of consumer actions, behaviours, and appearances deemed to be expected and appropriate for that mall. Based on this conceptualization there is a resultant ‘character frame’ - a set of socially acceptable parameters governing action, appearance and behaviour – from which a variety of identities can be adopted or assumed that are considered appropriate to the brand image. Consumers can then determine whether these available identities resonate with their own personal values – either through simple compatibility or through more aspirational desires - and thus their response to these identities ii determines whether they accept or reject the positioning of the mall as ‘suitable’ or desirable to themselves. On a theoretical level this study articulates the link between brand image, social position, and consumer culture, and can be seen to contribute to two of the four areas of theoretical interest to consumer culture theorists, namely the area of mass-mediated marketplace ideologies and consumers' interpretive strategies and, secondly, the field of consumer identity projects. In addition the study addresses the gap in branding literature relating to consumer processes for developing (retail mall) brand images. The implications of this study for professional practice are two-fold. Firstly, they can be seen to benefit the marketing of places and place-related products by providing additional knowledge regarding the consumer brand image construction. Secondly, they have the capability to inform and thus improve the design quality of the built environment.

▼ One of the key factors that determines the success of a shopping centre is how efficient are its human resources utilized to maximize its value. This study investigates how corporate business strategies, as reflected in the perceptions and beliefs of shopping centre managerial staff, affect management efficiency, which is defined as efficiency of human resource utilization in shopping centre management. We measure the management efficiency of a shopping centre’s management by comparing inputs and outputs using Data Envelopment Analysis (DEA). The inputs are defined as the different types of human resources utilized to manage a shopping centre, while outputs are measured by the rental value per floor area holding a range of exogenous factors constant. These exogenous factors include location attributes and physical characteristics of the shopping centres. Data on inputs and the beliefs and perceptions of managerial staff at different levels were collected by questionnaire surveys followed up by telephone calls and interviews. We collected data from 106 shopping centres located along the Mass Transit Railway lines. At the strategic level, we found that management that focused on satisfying the needs of shoppers rather than those of tenants was more efficient. However, whether management adopted a centralized or decentralized approach to shopping centre management had no impact on management efficiency. Management that aimed to maximize short term rental income and that which focused on achieving longer term branding effects had similar levels of management efficiency. For leasing and marketing management, we found that management that focused on achieving a planned optimal tenant mix was more efficient. Contrary to most people’s beliefs, management that believed in maximizing customer flow was less efficient. Our empirical data also suggested that the professional qualifications of leasing and marketing staff were not important as far as the efficiency of shopping centre management was concerned. At the operational level of property and facilities management, we found that shopping centres were more efficiently managed if management at this level believed that professional qualifications were important for property and facilities management, which was in sharp contrast with the findings for leasing and marketing management. We also found that management that aimed to control costs within budget and that which aimed to create value did not differ significantly from each other in terms of management efficiency. Finally, although property and facilities management were at the technical level of overseeing the physical structure, management that believed in satisfying users’ needs more than merely maintaining the physical conditions of the property tended to achieve higher management efficiency. Esta pesquisa aborda o tema Análise de Sobrevida. O objetivo geral foi o de proceder a uma análise de sobrevida com lojas de shopping centers de forma a identificar um percentual de KPCS (Custo total de ocupação dividido pelas vendas), que sinalize risco de descontinuidade para o lojista, o que resultou no desenvolvimento do primeiro modelo de sobrevida para o mercado de shopping centers. Esta pesquisa, de natureza exploratória, preditiva e descritiva, com abordagem quantitativa, foi baseada na análise de 869 lojas de seis shopping centers localizados no Rio de Janeiro e São Paulo. A técnica de pesquisa utilizada foi a Análise de Sobrevida, especificamente o estudo não-paramétrico de Kaplan-Meier, muito utilizada em epidemiologia e adaptada para a administração de shopping centers. No que diz respeito aos achados da pesquisa, as principais conclusões são: a) que foi encontrado similaridade em relação aos três primeiros clusters analisados, b) que não foi possível encontrar uma média de KPCS do mercado e c) Os resultados evidenciam que acima de 18% de KPCS o número de eventos aumentou substancialmente, o que permite concluir que acima deste indicador há risco de descontinuidade. Assim sendo, os resultados obtidos demonstraram sucesso na aplicação do modelo de análise de sobrevida e entende-se que este modelo poderá ser de grande utilidade na gestão de shopping centers, tanto para o empreendedor, como para o lojista e também para investidores e analistas, já que o mercado se tornou público, com várias empresas do setor listadas na BOVESPA.

This research approaches the issue of Survival Analysis. The general objective was to conduct a study on the survival analysis with stores in shopping centers in order to identify a percentage of KPCS (cost divided by sales), that it evidence the risk of discontinuity to the shopkeeper. This resulted in the development of the first survival model for the market of Shopping Centers.This research, exploratory, descriptive and predictive, with a quantitative approach, was based on analysis of 869 stores in six shopping centers concentrated in Rio de Janeiro and São Paulo, Brazil. The statistical technique used for the modeling is the survival analysis, specifically the study nonparametric Kaplan-Meier method, widely used in epidemiology and adapted for the administration of the shopping center. With regard to the research findings, researchs main conclusions are: a) that was found similarity in the first three clusters analyzed, b) It should not possible to find an average of KPCS in the market and c) The results show that over 18% of the KPCS number of events increased substantially. This is a deduction that above this indicator there is a risk of discontinuity. Este trabalho demonstra que o padrão evolutivo dos shopping centers os conduziu a um enquadramento em três momentos: (i) como centro de abastecimento, quando surge como proposta voltada ao planejamento territorial; (ii) como produto imobiliário, quando agentes deste setor passam a edificá-los e a controlá-los e; (iii) como produto de consumo, quando tendo assumido a condição de mercadoria, tendeu a acompanhar as demandas oriundas dos novos modos de produção e consumo no final do século XX, que incluem o consumo de sensações, experiências e lugares e que tem como marcos a descartabilidade e a necessidade de inovação constante. Em seguida, nota-se que esta condição, de produto de consumo (descartável, mutante, de rápida obsolescência) associado ao caráter inercial das edificações, os torna empreendimentos altamente vulneráveis no contexto da sustentabilidade urbana (econômica e sócio-cultural). Pôde-se concluir assim, que a dinâmica presente nesta dupla condição exige um maior controle do desenvolvimento urbano no que se refere à implantação deste tipo de empreendimento imobiliário.

This paper shows that the evolution of shopping centers standards lead them to a framing at three moments: (i) as a supplying center, when it appeared as a proposal concerning territorial planning; (II) as real estate product, when entrepreneurs from that sector start to build and control them ; (III) as consumption product, when assuming the merchandise condition, it tended to follow the emergent demands from new ways of production and consumption in the end of century XX, that include the consumption of sensations, experiences and places, that has as landmark the necessity of constant innovation. After that, this condition, of consumption product (dismissible, mutant, of fast obsolescence) associate to the inertial character of its buildings, transforms them into highly vulnerable enterprises in the context of the urban sustainability. Concluding, the dynamics concerning this double condition require a higher control of the urban development when refer to this kind of real estate enterprise.

As estações metroferroviárias sempre fizeram o papel urbanístico de agregar atividades econômicas e sociais nos seus arredores. Contudo, as estações do Metrô de São Paulo foram concebidas visando o embarque e o desembarque rápido de passageiros, e não foi previsto nos projetos o uso de espaços para atividades comerciais no interior das estações ou em áreas agregadas aos edifícios. Na atualidade, em função da necessidade de facilitar os deslocamentos das pessoas na metrópole, as estações devem acomodar outras atividades e serviços que possam agregar facilidades ao cotidiano dos usuários. Assim, verifica-se a ocupação de espaços com comércio e serviços nas estações existentes cujos projetos não contemplaram este uso. Da mesma forma, foram implantados os empreendimentos associados na modalidade de shopping centers em áreas agregadas às estações ou no seu espaço aéreo. A presente pesquisa, a partir de estudos de caso, utiliza-se dos métodos e técnicas de Avaliação Pós - Ocupação - APO aplicados em estações metroferroviárias, focando na utilização de áreas para o desenvolvimento de atividades comerciais. O escopo deste estudo se restringe à análise dos impactos da utilização de espaços para comercialização pós - ocupação dos edifícios. A partir dessa análise, identificou-se as melhorias que podem ser adotadas para os próximos projetos e para as estações estudadas. Foram selecionados os instrumentos que se mostraram adequados para avaliação desses espaços, e após sua aplicação foram analisados os resultados. A partir do diagnóstico, contendo os pontos positivos e negativos, foram propostas melhorias para os estudos de caso e diretrizes para os projetos de novas estações. A utilização de espaços para o desenvolvimento de atividades comerciais nas estações deve ser contemplada no programa arquitetônico, de modo que possa ser considerada nos estudos econômicos financeiros que nortearão os investimentos destinados à construção de uma linha de metrô.

Metro rail stations have traditionally played a role in the urban planning process by contributing to the incorporation of economic and social activities to adjacent areas. However São Paulo\'s metro stations were designed for rapid passenger boarding and disembarking. As such, the original designs did not include the designation of areas within or adjacent to metro stations for retail and service activities. Yet, because of the importance today of facilitating the movement of people throughout the greater metropolitan area, a need has arisen to accommodate retail and service offerings capable of providing users with added convenience. To this end, retail and service spaces have been occupied in existing stations in which the original designs did not set aside specific spaces for these activities. Similarly, shopping centers have been opened in areas adjacent to or above existing stations. Os shopping centers, inicialmente dirigidos às classes alta e média-alta, adaptaram-se a um público diversificado, incluindo o de baixa renda. Diversos fatores explicam tal fenômeno, dentre eles o desejo do consumidor de fugir da violência nas ruas, do trânsito congestionado, das dificuldades para estacionar e para caminhar nas calçadas mal mantidas. Esta tese pretende investigar se, pelo fato de possibilitar aos indivíduos executar um maior número de tarefas em um mesmo local, os shopping centers podem funcionar como agentes redutores de viagens. Ou, ao contrário, por representar alternativa a áreas públicas de lazer e socialização, apresentam-se como provocadores de mais deslocamentos pela cidade. O estudo investiga também se o shopping center substitui a frequência ao estabelecimento de rua ou se estes são complementares. A principal fonte de dados para análise é uma survey realizada com mil respondentes, cuja elaboração foi subsidiada por análise dos dados da Pesquisa OD 2007 e a realização de entrevistas em profundidade. Os indivíduos foram descritos pelo seu perfil socioeconômico, características de viagens e atividades realizadas em shopping e em estabelecimentos de rua, e atitudes manifestas. O estudo revelou que os diversos estabelecimentos comerciais e de serviços são utilizados pelos indivíduos de forma semelhante, estando eles dentro ou fora do shopping, e reafirma a capacidade de atração dos shopping centers nas atividades de lazer. Há o reconhecimento da economia de tempo e, em menor escala, da redução do número de deslocamentos que o shopping potencialmente proporciona. Os resultados mostram que o conjunto de clientes de shopping center pode ser agrupado e descrito em uma quantidade limitada de conglomerados. A amostra foi segmentada em quatro conglomerados distintos segundo o modo de transporte utilizado transporte coletivo ou automóvel e o dia da visita aos estabelecimentos durante a semana ou fim de semana, permitindo caracterizar os grupos de indivíduos segundo comportamentos de visita ao shopping que podem ser classificados segundo seus impactos mais ou menos favoráveis ao desempenho do sistema de transportes.

The development of shopping centers in Brazil aimed initially at a higher income public, but have gradually adapted to catering to a diversity of clients, including segments of lower income. This trend can be explained by many factors, such as the need to avoid violent streets, congested traffic, parking scarcity and walking on poorly maintained sidewalks. The main objective of this thesis is to investigate if, due to the possibility of performing many activities in the same place, shopping centers can lead to a reduction in the number of trips taken by individuals. Or, else, as an alternative to public spaces for leisure and socialization, they can stimulate more trips. The study also investigates if shopping centers are replacing visits to street shops or if these alternatives are complementing each other. No contexto brasileiro, caracterizado por uma realidade social desequilibrada, as pessoas deslocam-se para o interior de estruturas comerciais, pensadas nos moldes globais e capitalistas, nas quais percebemos a reconstituição de um ecossistema, adequado à fluência das práticas diárias. Este trabalho discute o surgimento e a apropriação pública dos ‘espaços públicos de propriedade privada’: espaços privados que possibilitam a vivência social típica das atividades da esfera pública. Interessa particularmente a situação dos shopping centers como espaços públicos, as possibilidades para sua apropriação pública e os conflitos que dela emergem. A definição de espaço público é tradicionalmente associada aos bens de propriedade pública que permitem acesso e uso irrestrito, tais como ruas, praças ou parques. Embora o mapa de Nolli para Roma do século XVII já destacasse espaços fechados e privados como acessíveis ao público e as galerias da Paris do século XVIII já fossem uma representação do espetáculo da rua, a ideia de que espaços privados podem oferecer urbanidade e serem apropriados por seus usuários ainda causa estranheza. Atualmente, estes espaços públicos evoluíram para sofisticadas configurações e cresceram em importância, sendo produzidos e explorados como elementos dotados de altos níveis de centralidade urbana. O trabalho apresenta a evolução dos espaços públicos de propriedade privada e dos shopping centers como espaços públicos. São destacados casos que evidenciam o oferecimento de características típicas do meio urbano em ambientes privados e se discute como estes ambientes são apropriados. Esta tese não pretende medir ou definir parâmetros para a apropriação pública e a urbanidade dos shopping centers, mas propor o debate sobre a ocorrência, cada vez maior, da experimentação de vivências públicas em espaços de propriedade privada vinculados ao comércio.

This thesis discusses the emergence and publicness of ‘privately owned public spaces’: public spaces that enable social experience typical of activities in the public sphere. It particularly concerns the issue of shopping centres as public spaces, the possibilities for their public adoption and conflicts that might ensue. Definition of the public space is traditionally associated with public property that allows unrestricted use and access, such as streets, squares or parks. Although Nolli’s map of Rome in the 17th century singled out closed and private spaces as accessible by the public, and the galleries of 18th-century Paris were a representation of street spectacle, the idea that private spaces can provide urbanity and publicness still causes some surprise. These public spaces have now evolved into sophisticated configurations of increasing importance, and are produced and exploited as elements endowed with high degrees of urban centrality. This study presents the evolution of privately owned public spaces and shopping centres as public spaces, singling out cases that demonstrate the provision in private spaces of characteristics typical of the urban environment, and discusses how they are adopted. This thesis does not aim to measure or define parameters for publicness and urbanity of shopping centres, but instead to discuss the increasing experimentation with public experience in privately owned spaces connected to retail trade.
