▼ Cloud-to-Ground (CG) lightning activity was analyzed across the lower Mississippi River valley. The goal was to determine whether certain
land use/
land cover (LULC) types supported convective thunderstorms generation of CG lightning more than other LULC types. Results indicate that forested regions receive more CG lightning than any other LULC type represented in the study area. However, results also indicate that CG lightning activity can be enhanced locally by very large and/or sprawling areas of urban LULC. When cities from previous research, including Atlanta, GA, and Birmingham, AL, are combined in the rankings with cities in this study, the urban size difference between Little Rock, Arkansas, and Birmingham, Alabama, appears to highlight the area of urban LULC needed to enhance convection. Future research should focus on more cities within this gap of urban LULC area in order to identify the minimum areal expanse needed to alter convective ability over cities.

▼ Land is very central for human survival and development. In fact, it is so elemental to human
survival that it can be said that it is where life begins and it is where life ends. Land is the source
of livelihood and to many a Kenyan it is the source of food, shelter, clothing and even medicine.
Consequently the procedure of acquisition of rights or interest over the same cannot be any less
significant.
In that regard the Constitution of Kenya 2010 does recognize such right and provides for the
same under Article 40. This is the right to own property as a fundamental human right under the
Bill of Rights. More-so, chapter 5 of the supreme law is dedicated to land and environment. We
shall have a greater in-depth of this at a later stage of this paper.
Historically, the colonization of African countries by imperialists discouraged the communal life
of African communities. More particularly, the colonialists sought to eliminate the idea of
communal land ownership by introducing individual land ownership'. They argued that
communal land ownership was primitive and unproductive, throughout the period of colonization
the ways, behaviors and laws of the Briton were instilled in us. We have perfected the same over
the years and concerning land registration, we wholesomely adopted their laws and practice with
just some minor amendments.

▼ Over 18 years after the democratic government took power in South Africa, environmental
changes relevant to the land reform policies are taking place because of unintended
consequences of land reform policy. This study aimed at investigating the effects of the
South African land reform policy on land use and land cover change on a land restitution
project in Makotopong, Limpopo province, South Africa. The study used remote sensing
techniques through the analysis of Landsat TM images acquired in 1994 and 2007 to
produce landscape maps and derive land cover change. Statistics deriving the nature of the
decline in the general condition of the land restitution project gave an insight into the kind
of landscape transformation that has taken place before and after land restitution program.
Quantification of land cover classes have shown a decline in post-transfer activities with a
decline in agricultural productivity, as illustrated by the decline in area covered by
agricultural crops (showing a decline from 78.03 ha in 1994 to 20.43 ha in 2007). The
study recommends that spatial data analysis through remote sensing procedures should
form the information base in monitoring and evaluating the land reform projects. Results of
this study demonstrated that quantification of the changes in land use and land cover types
can be very useful in deriving the nature of the general environmental and social condition
of the land reform project.

▼ This paper explores parking policy as it relates to the creation of densely populated downtown city centers. The impacts of careful parking planning, correlated with other factors such as streetscape and building design, dictate how people move around their community. This topic is even more important as cities across America have seen a resurgence in their population and are for the first time in decades, laying out new plans and goals of what they are seeking to achieve as it relates to
land use. The City of Rochester is one city that is working to create lively streets as stated in their 2014 Center City Master Plan. A qualitative case study analysis will be used to understand what other city’s have done with regarding to parking planning. This analysis will demonstrate that innovative approaches to parking planning written into a city code can have a desirable impact. The Project for Public Spaces (2015) states that opportunities such as these have poised American communities to properly prioritize transportation options, just as the City of Rochester has done in their Plan. There is much to be learned and subsequently, planned carefully, as it relates to the built environment and the carefully woven urban fabric.

▼ Land use and land use change strongly influence the
carbon (C) dynamics within ecosystems. This study quantified four
aspects of land use and land use change effects: 1) ecosystem C
stocks and distribution; 2) soil respiration; 3) soil C
mineralization; and 4) net ecosystem productivity. Land use systems
studied include agriculture (AG), 2-yr- and 9-yr-old hybrid poplar
plantations (2HP and 9HP, respectively), grassland (GRA), and
native forest stand (NAT). Ecosystem C stock in NAT (223 Mg C ha-1)
was similar to 9HP (174 Mg C ha-1) and both were significantly
greater than AG (122 Mg C ha-1), GRA (121 Mg C ha-1), and 2HP (110
Mg C ha-1). Cumulative soil C loss via soil respiration averaged
over two growing seasons was in the order of: NAT (7.81±0.40 Mg C
ha-1) > 9HP (5.51±0.31 Mg C ha-1) > GRA (5.23±0.30 Mg
C ha-1) > AG (5.02±0.24 Mg C ha 1) > 2HP (4.28±0.20
Mg C ha-1). Depending on land use, seasonal heterotrophic and
autotrophic respiration had respective contributions to soil
respiration of up to 35 and 83%. Soil C mineralization of bulk soil
across the land uses ranged between 2 to 5% of initial total
organic C (Ci), with mineralization rates ranging from 0.06 to 0.12
µg C mg-1 Ci d-1 and mean residence times ranging from 30 to 51
yrs. Across particle size fractions, soil C mineralization was in
the order of: AG > HPs > GRA > NAT of which
the coarse fractions, representing labile C, were the main source
of mineralized C (79%). Mineralization increased when NAT was
converted to AG; and decreased when AG was converted to HP or GRA.
Net ecosystem productivity across land uses, expressed in terms of
C, ranged between 2 (AG) and 11 Mg C ha-1 yr-1 (older HP).
Conversion from AG to GRA increased net ecosystem productivity
three-fold. When AG was converted to HP, the plantation was a C
source in the first four years and became a C sink by year five.
Results obtained from this study are relevant to modeling efforts
designed at determining the impact of future climate change on a
variety of land uses.

▼ Livestock is a crucial source of financial capital for the rural poor. The arid and semi arid lands
are home to nearly 70% of the national herd with an estimated value of Kenya shillings 70
billion. For many, it is the only form of savings available. Therefore, its efficient production and
marketing is essential for sustaining pastoral livelihoods. The existing Garissa livestock market
in Central Division of Garissa District covers a total area of approximately 10 acres. It provides a
range of employment and income-earning opportunities. Despite its importance, its spatial size is
small compared to the large number of livestock that are traded through it thus leading to a spill
over effect to the neighbouroods and causing land use conficts.
This study determined the major land use conflicts of the existing Garissa livestock market,
estimated the population of livestock traded at the market by type and determined the appropriate
market size, design and location to optimize benefits and minimize negative impacts. It also
determined the social, economic and environmental impacts to its neighbourhoods and Garissa
town as a whole and has proposed intervention measures to ensure efficient marketing of
livestock and reduction of land use conflicts.
The first phase of the study involved literature review where information on livestock market
and livestock in general was reviewed. The second phase involved collection of secondary data
on animal diseases, economic, social and environmental impacts of the market and land uses.
The third phase involved collection of primary data where data was collected as it existed with
the source. After data collection, it was edited and analysed. Finally, a final report in the form of
maps, figures, photographs, tables and charts was produced.
The findings show that there is a permanent road that passes through the livestock market that
links the neighbourhoods to Garissa town. This road is mainly used by pedestrians and vehicular
traffic and is the main cause of accidents within the livestock market. The main livestock traded
in Garissa livestock market are cattle, goats, sheep, camels and donkeys. They have different
selling prices. The size of the market is inadequate and is not well designed and thus lacks most
of the facilities that are required by a livestock market. The market is the major source of
employment and income. It employs thousands of people ranging from livestock herders to
traders. Some government departments from Garissa County collect revenue from the market.
The main social impact is that it has improved on the diversity of the people. Intermarriages
between different communities and gaining knowledge from one another are also important
social impacts of the market. Negative social impacts include, cultural degradation and
insecurity. Some of the negative environmental impacts include, air and noise pollution and
spread of zoonotic diseases.

▼ This thesis explores topics in Agricultural Economics and is composed of five papers. In the first paper (Chapter 2), a latent-class stochastic frontier model is used to estimate efficiency scores of farmers in Ethiopia. Compared to conventional models, which assume a unique frontier, much lower inefficiencies are found, suggesting that part of the inefficiencies uncovered in the literature could be an artefact of the methods used. The second paper (Chapter 3) revisits the link between cereal diversity and productivity using a panel dataset in Ethiopia. The results suggest that the positive effect between cereal diversity and productivity becomes much smaller when households who produce teff (a low-productivity and high-value crop) are excluded from the sample, hinting at the possibility that results could be driven by yield differentials between cereals, rather than diversity. The third paper (Chapter 4) estimates the labour impacts of the adoption of Soil and Water Conservation technologies (SWC) in Ethiopia. The results suggest that adopting SWC technologies leads to an increase in adult and child labour. Understanding the labour impacts is important in itself, but it also raises concerns about using impact evaluation methods that require no change in inputs as an identifying assumption of impacts. Paper 4 (Chapter 5), assesses the pertinence of a drought index that has recently been proposed in the literature by Yu and Babcock (2010) and argues that it defines drought too narrowly. An extension to this index is proposed and we show, using a dataset of Indian districts, that the original index is likely to underestimate the impacts of drought. In Paper 5 (Chapter 6), we identify data-driven ranges of rainfall for which the marginal effects of a rainfall-temperature index (RTI) are different and then we discuss how the impacts of drought have changed over the 1966-2009 period in India. Finally, Chapter 7 concludes.

Colonial
farmers
developed
subsistence
farming
on
small
allotments
of
mixed
productivity.
Pockets
of
highly
fertile
land
supported
the
development
of
small-‐scale
horticultural
industries
and
the
region’s
good
climate
and
high
amenity
value
have
made
it
a
desirable
destination
for
urban-‐employed
migrants
seeking
lifestyle
opportunities.
The
fragmentation
of
rural
land
occurs
via
subdivision,
a
process
that
is
administered
by
the
local
district
council,
regulated
by
a
district
plan
framework
and
land-‐use
consent
mechanisms.
Analysis
of
Tasman
District
plans
and
policy,
case
law,
and
subdivision
data,
reveals
a
regulatory
process
that
is
failing
to
limit
ongoing
land
fragmentation
with

land use modelling and predicting future scenario’s of
land use, transition rules are derived from changes in
land use observed in the past. This approach to
land use modelling does not take the underlying driving forces of
land use change into account. This research aims to provide a view at
land use change from a different angle, in which the driving forces of
land use change are the main focus.
In an attempt to modestly contribute to the current research questions in the field of
land use modelling, this research analyses the effects of national spatial planning policy in the Netherlands on patterns of residential
land use development at municipal scale. In the perspective of this research the expected results derived from the policies have a leading position.
An analysis of spatial planning policy provides an overview of important policies that are expected to influence residential
land use development. For these policies, the expected influence on residential
land use development is formulated. Inspired by literature from
land use and
land cover research, metrics are formulated to test if these expected patterns of residential
land use could be observed. Based on the expected patterns of residential
land use developments in areas with different policies, hypotheses concerning the values for the metrics are formulated to test empirically.
In order to test the hypotheses, residential
land use developments that have taken place in the temporal range of this study, are distilled from
land use datasets. The
land use dataset for the starting year is compared to a dataset for the last year of the timeframe of this research. This comparison results in a retrospective overview of the changes of residential
land use in the study period. In this process, scale considerations play a crucial role. For each of the calculations, an analysis of the scale effects is performed. Using the observed changes in residential
land use, the values for the previously formulated metrics are calculated to be able to test the hypotheses.
The results for this research show that patterns expected based on the policy goals can clearly be found in the observed change of residential
land use. While not all hypotheses are met in detail, the results meet the expectations in broader contours. Municipalities that have a pro-residential
land use development policy tend to show more, larger residential developments than the municipalities with no such policy. Municipalities with a restrictive policy towards residential
land use development on the other hand, show less and smaller residential than other areas. There is strong correlation between some of the metrics that have been developed for this research. This indicates that one or two of the metrics can be considered to be superfluous, and therefore omitted a similar study in the future.
In a case study the success of the Green Heart policy is quantified. This provides an insight in the performance of the Green Heart in comparison to other National Landscapes in the Netherlands.…

▼ This thesis brings together literature on slums in urban economics and institutions in political science with new empirical data. In doing so, it contributes knowledge to both bodies of research while also advancing the multidisciplinary discourse on cities in international development. It uses a mix of research methods to examine theories about the emergence and persistence of slum deprivation. It takes a case study approach, drawing on large-scale household survey data to measure patterns in characteristics of slum households and their housing as well as semi-structured interviews and focus groups to understand the processes that underpin these observations. This analysis reveals that most slum households in Dar es Salaam are not poor, and that there is no clear relationship between informality and housing quality. Institutions play a key role in explaining these results: strong informal land ownership and transfer arrangements eliminate differences in transaction risks across formal and informal owners, while weak land coordination institutions trap well-located middle-income housing at slum standards. The analysis shows that slum theories which rely on expectations about market behaviour will have limited explanatory power unless they can better account for the mediating influence of informal market institutions on this behaviour. Improved understanding of informal institutions is needed to refine these theories and to improve their predictive power. The thesis concludes by drawing insights from the analysis of informal institutions in Dar es Salaam into potential foundations of a more complete market theory of slum deprivation.

▼ Agriculture continues to sustain millions of people
in India. This is despite the rapid industrialization which has
acquired significant proportion in many regions of the country.
Agriculture still forms the backbone of Indian economy. The twin
processes of industrialization and urbanization are transforming
the traditional economic relations between the rural and the urban
segments. Agriculture geography is not concerned simply with
describing the nature of farming in a region, in its broad sense;
it includes aspects of farm operations and transport and marketing
of agricultural commodities. Thane is one of the districts in North
Konkan situated to the north of Mumbai. Complemented by fertile
soil and market due to high connectivity of railway and highway
ensuring access to the market of Mumbai, Surat and Ahmedabad. The
study region has significant location in respect to the ‘Sahyadri’
(Western Ghats) in eastern side, relatively broad coastal plain
i.e. western coast, is a fair coast-line (about 100 kilometers
long), plateaus between the coastal range, the hills of Sahyadri
and the western steep slope of the Sahyadri, lies between 72037’and
73045’ East longitudes and between 18042’ and 20020’ North
latitudes. This study is concerned with the spatial analysis of
agricultural landuse. To assess and analyse geographically. To
describe and interpret the patterns of agricultural landuse in a
selected area. Thus the study of agricultural pattern and its
spatial variation form the central idea of the study. With respect
to investigations certain physical and socio-economic variables
involved in landuse patterns provide meaningful results for proper
and efficient landuse.

▼ This study aimed to examine Causes and Effects of Diminishing Water Volume in Lake
Chelekleka, Bishoftu, Ethiopia and Strategy for Conservation. To meet the objective of the
research, appropriate attention were taken to investigate the
land use/cover changes, field
observation, interviews with officials and horticulture farmers. Hence, the results of the study
Shown, extent of the
land use/cover change and its effects seen on Chelekleka Lake and its
Swampy areas were very dramatic. That is, majority of the forest
land use/covers during the
(1973-2010) in Chelekleka Lake Water Shades and its surroundings were converted to crop
land, settlement, degraded bare lands, and grass lands. This
land use types covers much of
the southern, western, Central and eastern parts of the Chelekleka Lake Watersheds and its
surroundings. Besides, notably after 1986
land use/cover change was very tremendous and
exhibited decline of forest lands, shrub lands, and swampy vegetation. Hence, during 1973-
1986 deforestation and soil degradation in the Chelekleka Lake Watersheds and its
surroundings was very sever, which was ultimately affected the depth of the lake. In the same
period majority of the forest and shrub lands in upper water course changes to grass lands,
crop lands and bare-degraded lands, i.e., markedly, degraded bare
land coverage was
increased because of acute increase of agricultural lands. Moreover, the
land use
investigation data conclude the presence of a shift in
land use types, for instance, agricultural
lands were converted to population settlements areas and crop lands in turn expand to shrub
and uncultivable
land uses. Similarly irrigated vegetations also occupied the swampy areas of
Chelekleka Lake. These
land use changes caused massive reduction of surface water coverage
and changes its shapes from deep dark blue and compacted shapes to slant shallow and light
blue color shapes. Generally study concludes, all the Chelekleka lake especially, The inner
and border areas of the lake Chelekleka was dramatically changed into irrigated vegetation
and grass lands and hence the dying of the lake was already starting from upper and expands
to its central areas. In addition to the challenges of
land use change factors like high interest
of Horticulture expansion, poorly planned infrastructure developments, lack of awareness
and poor attention from governments, and climate change/variability exacerbate the dying of
the lake. On the basis of the study findings of the research the following recommendations
forwarded undertaking appropriate resource conservation and management approaches, both
the lake and its buffer zone should be demarcated and administered by concerned bodies, the
silt and sedimentation filled the base of the lake should be removed, appropriately designed
ditch and/or bridges to transfer the streams from upper course to the lake should be
implemented.

▼ Coastal areas around the world are increasingly facing devastating disasters due to land use and
land cover changes. Same can be said of Keta Municipality which experiences series of challenges
such as unplanned urbanisation, intensive agriculture, flooding and coastal erosions. To design
better solutions to these recurring problems, there is the need to understand the landscape and its
interaction with its inhabitants. To achieve this, this study employed remote sensing techniques by
acquiring historically sensed data of 1991, 2005 and 2018. The focus of the study was to determine
the various land use and land cover types that exist in the study area and also examine the changes
that have occurred over the years. The study established that the Keta Lagoon remained the most
dominant land cover from 1991 to 2018 occupying 267.5km2 and 282.01km2 respectively.
Wetlands which are known to be flood protection agents have however reduced from 182.33 km2
to 135.11 km2 from 1991 to 2018. Agricultural activities have been on the rise in the Municipality
and is evident in the surface area farmlands covered by the year 2018. This rise may be understood
to keep up with the population growth in the municipality. However, the conversion of wetland
areas into agricultural lands has exposed human settlements to issues such as floods and coastal
erosions. In view of these revelations, there is the need for intensification of education on the
benefits of wetlands in the protection of lives and properties in the area. In the short term, farming
activities need to be regularised by the local government so that wetlands will be allowed to
regenerate.

The institutional and legislative framework which governs the control and access of Fijian customary land has created and perpetuated a paradox of indigenous ownership of land. Despite owning eighty seven percent of Fiji's land, indigenous Fijians are still overwhelmingly represented at the lowest socio-economic scale in Fiji's modem economy. Such a paradox is camouflaged by a racial discourse invoked by the politicization of land by indigenous ruling elites. The current land discourse has evolved entirely around the issue of land rental payment. Leaders of both ethnic communities including academia have propagated the creation of a legislative and institutional land tenure framework that ensures fair tenancy for Indo Fijian tenants and equitable returns to indigenous Fijian landowners. The study contends that such a discourse reproduces the economic passiveness of indigenous Fijian landowners and their dependency on land rental payment. As such the study propagates an alternative land discourse which involves the incorporation and integration of indigenous Fijian landowners in the commercial cultivation of their land whether in sugarcane farming or other forms of commercial agriculture.

▼ Scarcity of land in Lusaka is resulting into increased land prices and various sectors of the society are increasingly questioning the extent of transparency and fairness in land administration. This study examines public perceptions of corruption in urban land administration in terms of proneness of land administration processes to corruption; drivers of corruption; forms of corruption; and options for addressing the vice. Data was collected using a questionnaire administered on 265 conveniently sampled Lusaka residents. Additional data was also collected using five focus group discussions and five in-depth key informant interviews. Data was analysed using thematic and content analysis. Key informants included lawyers, land officers, urban planners, officials from Zambia Land Alliance, Civic forum official and individuals. This study identified 16 stages or processes in land administration from making layout maps through full council meetings to title deed issuance. All the processes of land administration were prone to corruption but at different levels. The processes that were perceived to be highly prone to corruption were; application process for plot stands; interviews; plans committee meeting deliberation; full council meeting deliberations; release of names of successful applicants in national media and recommendation of successful applicants to the Commissioner of Lands. The least prone to the vice were making of layout plans; numbering of the land; surveying of the land and advertising land in national media. These results showed that drivers of corruption included greed, poor enforcement of laws (over-regulation), use of discretionary powers, ignorance, land shortage, poverty, desperation, nepotism, competition, complex procedures and processes, over-bureaucratization and lack of defined timelines. The perceived two major drivers of corruption were greediness (15 percent) and political patronage (10 percent). The least driver was desperation (6 percent). Results further showed that corruption in land administration takes various forms including bribery, abuse of discretion, favouritism, nepotism and political patronage. Political patronage and bribery emerged as the most common forms at 87.2 percent and 66.4 percent respectively. The least form was institutional (4.2 percent). Options for addressing the vice includes corruption awareness campaigns for both residents and technocrats involved in land administration; implementation of policy that help prevent corruption such as the one plot to three applicant ratio in application for land; promotion of computerised system for land data storage using GIS software and finally advocating for mind-set change for both technocrats involved in land administration and Lusaka residents. This study concludes that the public perceive land administration process in Lusaka City is laden with corruption of various forms, driven by multiple drivers that require an integrated approach in addressing the problem. ▼ This dissertation contains three essays on Urban Economics. The first two chapters study the impact of land-use regulation on economic development. Many countries have land-use regulations to preserve farmland from urban land expansion. In Chapter 1 and 2, I show that such regulations can distort economic activity across sectors and locations at a substantial cost to aggregate welfare in developing countries during urbanization. Specifically, I study a major policy restricting farm-to-urban land conversion in China - the Farmland Red Line Policy - to provide causal evidence on the impact of land-use regulation on local development measured by GDP and population growth. The policy imposes a barrier to urban land development, the strength of which depends on exogenous local geographical features. In Chapter 1, I show that a greater barrier significantly reduces urban land supply, lowers GDP, and decreases population.
Findings in Chapter 1 raises the question about the aggregate impact of the Farmland Red Line Policy. Therefore, in the second chapter, I develop a quantitative spatial equilibrium model that features endogenous land-use decisions in order to understand the aggregate impact of the policy. According to the model, the policy causes an excess supply of farmland and an under-supply of urban land, and the extent of such land misallocation varies across locations due to their local geographical features. In the constrained equilibrium, the spatial and sectoral mobility of workers implies that land misallocation leads to labor misallocation. The calibrated model reveals that the welfare of workers would have been 6% higher in 2010 if the policy had not been implemented. Moreover, a cap-and-trade system that achieved the same aggregate level of farmland would have been far less costly in terms of welfare. The results suggest that fast-growing economies in developing countries need to design land-use policies carefully, as the welfare costs of poorly designed policies can be substantial.
In Chapter 3, I test the impact of team size on one's publication output among US university economists from 1996 to 2011. I construct a database of affiliation and publication history for all US university economists using the publication information from the Scopus Database. University funding revenue from government appropriation and private gifts is used as an instrument for the total number of economists at a university. I find that a 10% increase in team size raises one's publication on top 5 economic journals by 30%. Moreover, the team size effect disappears once crossing the affiliation border: having more economists in a nearby affiliation does not affect one's output. Finally, increasing chances to coauthor with colleagues when being part of a larger team helps explain the team size effect.

use Framework (Alberta Sustainable Resource Development, 2008) as a way to improve
land-
use decision making. Cumulative effects management and the establishment of information and knowledge systems are key components of the framework. With the
use of cooperative information systems to combine ecological databases, individual environmental site assessments can be used to build local and regional environmental assessments. This allows for the identification of broader issues that can be missed in individual assessments. As well, local and regional environmental assessments can be developed and reviewed in a timely and effective manner, and government, resource industries, and other stakeholders can be provided with more comprehensive information for decision-making.

▼ Bioenergy crops are a key component of Scotland’s strategy to meet 2050 carbon emissions targets. The introduction of these crops could have large scale impacts on the biodiversity of lowland farmland. These impacts depend on the change in
land use which in turn is governed by a wide range of social, economic and environmental factors. European scale scenarios have been used to model these factors and estimate future
land uses. Divergent cenarios provide narratives that explore the outcome of different policy assumptions and can be used to explore an uncertain future and its potential impacts on biodiversity. Here we focus on SRC willow and Miscanthus as examples of woody and non wood bioenergy crops. The area of
land modelled by the European scenarios is downscaled to the
land parcel level. To achieve this, a
methodology is developed that uses simple allocation rules based on the assumptions of the core scenarios. The results of the downscaling are then used to investigate the impact on biodiversity of different scenario assumptions at 2020 and 2050. The results show that only a small amount of agricultural
land may be available in the strictest environmental scenarios. Downscaling reveals different spatial patterns of biodiversity networks arising from divergent policy assumption. Therefore the methodology provides a link between European
land use change and landscape scale changes to biodiversity.

poplar plantations on private land in the Province of Alberta was
explored. Carbon credits from afforestation were included in the
simulations. The base case showed relatively little potential for
afforestation in the province. Substantial changes to the price for
pulpwood and the price for carbon were required to initiate land
use change on a large scale across the Province. The most important
factor affecting land use was the permanent conversion factor that
discounts carbon sequestration values because sequestration with
wood fiber is not permanent. Land use change was the least
sensitive to changes in carbon prices, assuming a permanent
conversion factor of 0.1.

▼ This dissertation investigates livelihood and
land use change dynamics in a community at the farm-forest periphery in highland Ethiopia. I
use interviews and livelihood assessment data to compare the strategies used by members of different wealth groups to negotiate and maintain access to forest resources, and integrate socioeconomic, bio-physical and spatially explicit data to examine changing
land use and household vulnerability. This approach sheds new light on scalar aspects of poverty-environment relationships with implications for environmental justice and rural development policy.
Chapter one provides an overview of the context and approach to this research. Chapter two illustrates the importance of scale in understanding household vulnerability. It uses diverse data to describe political, historic, biophysical and economic factors that shape vulnerability. Chapter three describes household livelihoods and increasing foreign investment pressure in Ethiopia's natural forests, with an emphasis on the history of forest management and access in the study site. It describes processes of forest boundary making and conflict in the study area. Chapter four outlines two scenarios to describe the amount of agricultural
land required to replace forest incomes in the community under study. These scenarios, termed "fuelwood replacement" and "fuelwood replacement with agricultural intensification,"
use agricultural
land as a proxy for fuelwood incomes, retaining the connection to physical space that is inherent to natural resources, rather than presenting abstracted monetary values that disassociate resources from power and access dynamics. Chapter five draws together unifying ideas, outlines policy recommendations and describes areas for future research.

▼ The design and implementation of a Land Information System (LIS) is a complex undertaking involving considerable resources. The justification for such a venture is twofold. Firstly, to provide more accurate, complete and timely information for use at either routine or strategic management levels. Secondly, to eliminate both, the extensive duplication of data across government organisations, together with the deficiencies of data retrieval in the existing paper filing systems.
Land Information Systems are in many respects closely related to, and have been plagued by problems and failures similar to those faced by Management Information Systems (MIS) and Decision Support Systems (DSS). There has been considerable research and empirical studies conducted in an attempt to understand the nature of these problems and formulate strategies to overcome them. In most cases the research efforts concentrate on the technical aspects of systems development and propose technically oriented solutions.
There is, however, a growing awareness that some other, less tangible, factors have a greater impact on the design, implementation and operation of Land Information Systems than merely technical considerations. This argument suggests that the interplay of people, organisations and politics is the dominant factor influencing LIS development. Land Information Systems evolution has been influenced greatly by Data Processing professionals, therefore, it is not surprising that a technical bias has prevailed. The oponents of this theory are generally computer literate professionals, although trained in a separate discipline, and occupy administrative or management positions in land related organisations. From such positions, theirs is a global perspective, and offers an embracing view of all aspects and influences at play. Nevertheless, this argument is not widely supported. The experience and advice offered by overseas US 'experts' endorses the 'people-political' argument, but this advice falls on deaf ears. The LIS community, at large, remains beholden to the technocrats. Meanwhile, many LIS implementation attempts in this country continue to struggle without attaining a significant level of success.
This thesis is a case study in which the author acted as a consultant for the Hydro Electric Commission of Tasmania with the brief to undertake the design, development and installation of a LIS within the Commission's Survey section. The implementation strategy for this project was designed with the specific intention of overcoming the 'people-political' problems discussed in the section above. Importantly, therefore, the consultancy provided the opportunity, through an evaluation of the experience, to identify the critical factor influencing LIS development. Determination of the 'people-political' problem as the critical factor would justify the emphasis placed on this issue In the design of the methodology. It would also indicate a new direction for the practice of LIS implementation.

▼ Corporate world in Malaysia has few of CREM knowledge and CRE
performance measurement. However, these public listed companies owned a lot of
CRE as one of their asset. The way of this company managing their CRE could not
been identified. CRE in the company is not fully utilised as CRE is recognised as a
cost contribution to a company and not as a profit generator. However, it is difficult
to convince the management without a proper fact and figure. Furthermore, the
management in a company makes a decision based on the financial measure
performance and justification. Therefore, this research’s aim is to examine the
composition of CRE ownership in selected public listed company and to evaluate the
relationship of CRE performance with the company performance. Descriptive
analysis was used in this research to examine the composition of CRE in 39 public
listed companies. Industrial product shows the highest composition of CRE
ownership for plant and machinery, building and land. Panel data regression was
used to evaluate the relationship of CRE performance with company performance.
Results from Hausman test and Breusch-Pagan Langrage Multiplier has indicated
that only CRER and PP/BV have significant impact to company’s ROE. Results from
this research can be an evidence to prove that there is a significant relationship
between CRE performance and company performance. In future, this research can be
improved by using a bigger sample and longer time frame data.

▼ Pengoptimuman penggunaan harta tanah wakaf boleh meningkatkan ekonomi umat Islam sekiranya pengurusan dan pembangunannya dilakukan dengan lebih seragam. Kewujudan badan profesional yang mengawalselia kerja-kerja pengurusan harta tanah (PHT) seperti Lembaga Penilai, Pentaksir dan Ejen Harta Tanah (BOVAEA) di Malaysia menunjukkan kepentingan pengawalan dan keseragaman terhadap amalan pengurusan harta tanah. Di Malaysia, didapati terdapat perbezaan di antara pengurusan harta tanah sebagaimana yang diamalkan oleh BOVAEA dan amalan pengurusan harta tanah wakaf (PHTW). Justeru, objektif kajian ini adalah bagi mengenalpasti apakah amalan bagi PHTW yang diamalkan oleh pihak Majlis Agama Islam Negeri (MAIN) di Malaysia; mengenalpasti apakah perbezaan di antara amalan profesional dalam PHT dan amalan MAIN di dalam PHTW; dan mencadangkan rangka kerja (framework) terbaik bagi PHTW secara lebih profesional. Metodologi Kajian Kes telah digunakan bagi menjawab kesemua persoalan kajian yang dibentuk bagi kajian ini dengan menggunakan temubual pakar dan analisis dokumen sebagai metod kajian. Analisis kajian telah dijalankan secara kualitatif menggunakan Computer Assisted Data Analysis Software (CAQDAS) dikenali sebagai NVivo 11.0. Persoalan Kajian 1 (PK1) bagi kajian ini mendapati MAIN memiliki tugas-tugas pengurusannya yang tersendiri bagi harta tanah wakaf dan melibatkan pelbagai pihak. Persoalan 2 (PK2) kajian ini mendapati beberapa elemen penting dalam Standard Pengurusan Harta Tanah Malaysia diamalkan di dalam PHTW oleh MAIN, namun perlaksanaannya belum mencapai standard sebagaimana yang dilakukan oleh BOVAEA. Persoalan Kajian 3 (PK3) mencadangkan elemen-elemen perundangan, kelayakan pengurus harta tanah, perlantikan pengurusan harta tanah, garis panduan dan skop kerja perlu diambilkira bagi membangunkan Rangka Kerja Profesional bagi Pengurusan Harta Tanah Wakaf (PHTW). Diharapkan, rangka kerja ini dapat menyumbang kepada ilmu baru dan menambah baik amalan PHTW di Malaysia, khususnya bagi pihak MAIJ dan kalangan profesional yang terlibat dalam menguruskan PHTW demi kepentingan umat Islam di Malaysia.

▼ Tourism is a fast growing industry in Malaysia which contributes 17.9% tourists’
arrival in May 2014, which attract all types of tourists to increase Gross Domestic
Product (GDP). Growth in population of the People with Disabilities (PwDs) in the
tourism sector has resulted in the existence of demand in delivering accessible facilities
in the national parks in order that they can be more independent. However, early
observation showed that the existing parks’ facilities are found not that disabledfriendly.
This research is important to identify the barriers faced by PwDs, the factors
contributing to inaccessible tourism environment and to seek solutions for the arise
problems. There are five (5) research objectives such as identifying the current
facilities provided in the Johor National Parks, to determine the factors contributing to
the inaccessible facilities, to evaluate the requirements of the Non-Government
Organization (NGO’s) regarding accessible national parks, to determine the barriers
faced by PwDs regarding accessible tourism and to develop the good practice
accessible tourism facility management framework in the national parks. Research
techniques such as in-depth interview, observation (auditing) and visual method are
used. Fourteen (14) Malaysians and twenty (20) International experts were selected as
the respondents. The qualitative data was analysed using Nvivo 10. The results of this
research shows that the facilities in the national parks are limited and ignorance,
stereotype mind-set, lack of communication, lack of accessible equipment, lack of
information and awareness and lack of experts resulting in inaccessible national parks.
Upgrading recommendations consisting of tighten the law and regulation, organize
awareness campaign, improve infrastructure, provide travel training, offer reasonable
price and enhance pre-booking information. Accessible tourism facility management
framework which were obtained from this research can be used as the guidance in the
provision of accessible facilities and contribute in improvement of quality of life of
the disabled tourists.

▼ This study proposed a framework of property rating practice for financing
neighbourhood facilities provision in Bauchi metropolis of Nigeria. The deplorable
condition of neighbourhood facilities in the study area persists, while the existing
initiative aimed at maintaining and redeveloping the community facilities has not been
implemented. This study examined the existing condition of neighbourhood facilities
in the study area, and evaluated the most significant factors that militated against the
implementation of property rating practice for financing neighbourhood facilities
provision. The study has collected quantitative data, and used SPSS for the descriptive
analysis, reliability analysis and exploratory factor analysis; and applied Structural
Equation Modelling (SEM) with Analysis of Moment Structure (AMOS) for the
analyses of the measurement and the structural measurement models. Findings
revealed that Over-Reliance on Crude Oil Revenue and Poor Taxation System are the
most significant factors militating against the implementation of property rating
practice in Bauchi metropolis. And that ‘lack of political will’ is a factor that
significantly affects the existing condition of neighbourhood facilities in the study
area. In conclusion the study has proposed Land area-based assessment for rating
valuation, using Google Earth/Map for property identification, enumeration and
measurement in the proposed framework in order to achieved cost-effectiveness in
assessment. The significant contribution is that, the study has proposed a new costeffective
framework of Property Rating Practice for financing neighbourhood facilities
in the study area. It was recommended that the government should diversify revenue
source from oil-based to harness all avenues like property rating at municipal level so
as to finance neighbourhood facilities provision and maintenance. Future studies
should find out, apart from Over Reliance on Crude Oil Revenue and Poor Taxation
System, whether some other factors militate against the implementation of property
rating in the study area and beyond.

▼ Service excellence is a new paradigm in Malaysian local governments that is responsible for waste management including cleaning and garbage collection as part of facilities management services. Urbanisation has created a quest for excellent services which is associated with change in consumption pattern and increase in waste generation in the country. The practice of Service quality has issues, especially in operationalisation. Service users are not satisfied with services on waste management services in the state of Johor. This necessitates empirical study aimed at proposing Framework of Facilities Management service user indicators to achieve service excellence in waste management services Malaysian in local governments. The methodology involved mixed method and data was collected from service users in five local governments which included Iskandar Puteri City Council, Pasir Gudang Municipal Council, Kulai Municipal Council, Pontian District Council and Johor Bahru City Council in Iskandar Malaysia. Twenty-five interviews were conducted and analysed using Nvivo version 8.0. One thousand seven hundred and fifty questionnaires were administered and SPSS version 23 was used for the analyses. Exploratory Factor Analysis was first conducted out of which seven components emerged; meeting user needs, service promise, dealing with complaints/problems, development & innovation, friendly and helpful service, measurement analysis, equipment & maintenance are used to run Logistic Regression and the result revealed that service users recognized meeting the needs of the service users and it is level of significance is 0.012, understand and correct problems is 0.000, performance measurement to deliver service promise is 0.002, knowledge friendly and helpful is 0.000 because they add more values to waste management services hence most significant indicators for values to be gained. While the result from Nvivo Analyses revealed that to achieve a good service user experience, the local governments needs to focus on the service users, utilise it is service experience and provide personal touch in service delivery, promise on delivery, understand service user needs, customer experience, deals with complaints, enhance it is operational process and measurement analysis. The overall result revealed that customer focus needs to be enhanced, adding personal touch, promise on delivery and dealing with problems and going extra mile on services. It is also discovered that service users preferred pleasant service delivery and handling customer complaints positively improve service user satisfaction. Future study should consider the service providers as the respondents and the study should also be replicated in other local governments. The study would benefit policy makers and local governments.

▼ Acquiring developable land for property development in suitable locations especially in urban areas is considered as a global problem, and is no exception in Nigeria. Some of the reasons responsible for this phenomenon are uncontrolled urbanisation, increasing demographic growth, complex bureaucracies, unskilled technocracy, corruption and weak institutional machineries, among others. All these had hampered smooth and efficient delivery processes and finally had decreased delivery and accessibility of urban lands in Nigeria. Therefore, this study was conducted, essentially to simplify the processes for land administrators while discharging their responsibilities, by examining and resolving those underlying factors that are affecting the optimal performance of formal land administration and regulation systems. This study adopted quantitative approach, with the use of both probabilistic and non-probabilistic sampling techniques. The respondents participated in this study were relevant government agencies and committees that are directly involved in the supply of urban land; low, medium and high density land users in eighteen (18) formal land development schemes, from two cities in each of six states of the Southwestern Nigeria. These schemes were found in Isheri and Ikorodu in Lagos State; Abeokuta and Ijebu-Ode in Ogun State; Ibadan and Ogbomoso in Oyo State; Osogbo and Ile-Ife in Osun State; Akure and Ondo in Ondo State; and Ado-Ekiti and Ijero-Ekiti in Ekiti State. Furthermore, the independent land consultants and shelter or land mandated non-governmental organisations (NGOs) were considered as the intermediate component of the land delivery and accessibility equation; so as to have balanced results that are sufficient to address these challenges. By using the Analysis of Moments of Structures Software Package (AMOS), via Structural Equation Modelling (SEM), the results show that merely nine percent (9%) of causal relationship exists between the duo of formal land administration and regulation system (FLARS) and policy development and compliance engineering (PDCE), as determining agents of formal land delivery and accessibility in Nigeria. Furthermore, these are due to the stand-alone structure of the lands regulo-administrative machineries, leading to their insignificant contribution of nine percent (9%) towards formal land delivery and accessibility. As a conclusion, close to 70% of these challenges were caused by ill-structuration, corruption, lack of collaboration and policy summersault, and thus will remain unsolved if this trend continues. Among the suggestions is that, there should be improvement to land administration operations which can be achieved through SLADECOM Model applications, where restructuring of departments and land administration regulation systems, as well as policy frameworks will be made to improve the efficiency and performances of land administration and regulation systems in Nigeria.

mana ia telah menjadi dasar kerajaan untuk menyediakan rumah bagi setiap rakyat.
Rancangan Malaysia terdahulu telah cuba merancang bagi merealisasikan dasar ini.
Walaupun anggaran keperluan perumahan dibuat di bawah Rancangan Malaysia,
namun anggaran tersebut tidak membayangkan keperluan sebenar pembeli dan
penyewa rumah di Malaysia. Negara-negara maju telah menggunakan pelbagai
model dalam menentukan keperluan perumahan. Namun begitu, model-model
tersebut tidak sesuai digunakan di Malaysia kerana data yang terhad. Kajian ini
memfokuskan kepada dua objektif iaitu, mengenal pasti model dan faktor yang
signifikan bagi menentukan keperluan perumahan, dan kedua menghasilkan model
penentuan keperluan perumahan di Malaysia. Skop kajian ini tertumpu kepada
pembeli dan penyewa rumah di Daerah Johor Bahru yang dipilih melalui kaedah
pesampelan kelompok pelbagai peringkat. Data diperolehi melalui borang kaji
selidik dan dianalisis menggunakan pendekatan kuantitatif. Analisis statistik
deskriptif digunakan bagi menghuraikan taburan kekerapan, peratus, min, dan sisihan
piawai manakala statistik inferensi iaitu ujian Korelasi Pearson dan Regresi Pelbagai
digunakan untuk pembentukan model. Dengan menggunakan kaedah Enter, satu
model yang signifikan dapat dihasilkan (F4,178 = 353.699 p < 0.05. Adjusted R square
= .886) yang signifikan terhadap dua faktor utama iaitu demografi dan kemampuan.
Model yang dihasilkan bagi kajian ini adalah General Linear Model. Model ini dapat
digunakan bagi menentukan keperluan perumahan di Johor Bahru. Ia juga berfungsi
sebagai alat penting dalam perancangan sektor perumahan pada masa hadapan di
Malaysia.
