▼ The purpose of this thesis is to examine concerns towards sustainable development of residents living in different neighborhoods with divergent sustainability levels (most, medium, and least sustainable urban forms) in a campus town, State College, PA. The research questions considered the role of participants’ demographics and neighborhood features in relationship to articulated sustainability concerns as they intersected with residential choices related to residential features, housing/neighborhood satisfaction, and neighborhood of residence. The study contributes to sustainability research by investigating to what extent neighborhood choices examined through the lens of sustainable urban form (in State College) are impacted by concerns for sustainable development. Since housing preferences (e.g., electricity and air-conditioning/heating) and neighborhood of residence (e.g., transportation – auto dependence versus transit) are linked to energy consumption, this linkage allows us to begin to understand the degree to which sustainability influences the decision-making process regarding housing. Residents are informed about the sustainability impact of their choices and activities, yet often continue to engage in extravagant, over-consumptive, and non-sustainable behavior. So, it is imperative to identify the barriers to sustainable behavior by examining residents’ attitudes towards residential features, sustainability, and residential satisfaction. Through survey and self-report, this study contributes to exploring and understanding these residential choices. Participants’ concern for sustainability was assessed by answers to questions derived from the United Nation’s Sustainable Development Goals or SDGs (United Nations, 2015). Measures of preference for neighborhood features were derived from the Perceived Residential Environmental Quality Index or PREQI (Bonaiuto, Aiello, Perugini, Bonnes, and Ercolani, 1999). Neighborhood satisfaction was assessed by participant self-report using a seven-point Likert scale. Neighborhood of residence was assessed by identifying residents of different neighborhoods (most, medium, and least sustainable) based on a validated measure of sustainable urban form (Song & Knaap, 2004). Within the three selected neighborhood types, a stratified random sampling strategy was used to select households for data collection. A door-to-door survey was distributed to collect responses in the selected neighborhoods. This was supplemented with mailed surveys. Finally, I surveyed 30 households in each of the three neighborhood types for a total of 90 subjects. ANOVA (Analysis of Variances), Correlation, T-test, and Chi-square tests were the primary data analysis methods. I found relatively little difference in concerns towards sustainable development between residents of neighborhoods with differing urban form (most, medium, and least sustainable urban forms). One of the greatest challenges faced by the post-1994 South African democratic government is an immense backlog and shortage of housing for poverty-stricken South Africans. Since 1994, the government has embarked on aspiring housing programmes in order to engage in mass delivery of housing, which was done to fulfill the vision of adequate housing for all, as reflected in the South African National Housing Policy Framework. Over the last seventeen years, the programmes have delivered more than 3 million houses to families, who had no proper housing previously, providing more than 13 million people with secure homes; thus ensuring that essential services were made available to advance the lives of ordinary people. This research investigated and modeled subsidised low-income resident’s satisfaction. The primary aim of the research was to model to what extent dwelling unit features, neighbourhood features, building quality, services provided by government, beneficiary participation, needs and expectations predict the occupants’ residential satisfaction, which were classified as the exogenous variables. A conceptual integrated holistic residential satisfaction model was developed based on the theory developed from the literature review and the Delphi Study findings. The Questionnaire Survey was conducted for the purpose of validating the conceptual model. The survey was conducted in three metropolitan municipalities and one district municipality in the Gauteng Province of South Africa. Results from the investigation pertained to three broad areas. The first results related to theory on housing studies. The findings were that the study addressed the lack of theoretical information about which factors are most significant in predicting resident satisfaction in subsidised low-income housing. The findings also revealed the theory that low-income housing occupants’ satisfaction is multi-faceted and that the latent variables thus lead to residential satisfaction outcome variables which could be used for residential satisfaction measurement. The second set of findings relates to the Delphi Study. The findings from this study were that a number of factors (dwelling unit features, neighbourhood features amongst others), considered to be paramount determinants of residential satisfaction in South Africa low-income housing are similar to the determinants in other cultural contexts. Further findings from literature and the Delphi Study indicated that subsidised low-income housing residential satisfaction could be a six-factor model defined by the influence of dwelling unit features...

▼ Higher dwelling densities in low density cities such as Adelaide are being widely promoted by planners, policy-makers and academics to reduce travel time, increase accessibility and consolidate space within the existing urban area. This is largely in response to the negative impacts of 'urban sprawl' in suburban, car oriented cities in Australia and the United States. Mawson Lakes, in Adelaide, South Australia, has had a lot of marketing hype as the place to 'live, work and play', and the diverse housing options offered come in stark contrast to typical suburban housing developments constructed in the past. This research explored residents‟ level of satisfaction with this new urbanist development style, and drew comparisons to the similarly timed, suburban Blackwood Park development in the suburb of Craigburn Farm, South Australia. This study finds that higher density housing in Mawson Lakes delivered reduced levels of dwelling satisfaction, particularly in the areas of privacy, open space and value for money when compared with larger, detached homes in both developments. However, with respect to neighbourhood factors, this study finds that Mawson Lakes delivers greater levels of neighbourhood satisfaction, particularly in the areas of proximity to work, public transport services, shopping, and restaurants and cafés. This comes despite higher levels of residential dis-satisfaction in Mawson lakes, specifically in relation to concerns surrounding noise, pollution and safety. This project is significant because changes toward a focus of new urbanist development requires adjustments in beliefs and perceptions and will only be sustainable if higher density developments are places where the people of Adelaide want to live. Considering the strong focus toward increasing densities within the 30 Year Plan for Greater Adelaide, this project provides some insight into how changes to development influence subjective perceptions of Residential Satisfaction. In particular, this project demonstrates that while higher dwelling densities are not generally associated with the dream home that the people of Adelaide seek to achieve towards the end of their housing career; the improved accessibility associated with higher density establishes some positive outcomes in relation to neighbourhood satisfaction, despite greater awareness of the sources of dis-satisfaction. Opiskelijoiden asumista tarkasteltaessa on huomattava kuitenkin, että enemmistö opiskelijoista järjestää opiskeluaikaisen asumisensa itse joko asumalla yksityisen vuokranantajasektorin vuokraamissa asunnoissa tai hankkimalla oman asunnon. Aiempi tutkimus osoittaa, että opiskelijat suosivat asumisessaan korkeakoulukaupunkien tiettyjä, keskeisiä asuinalueita. Korkeakouluopiskelijoiden on kuvattu kasvattaneen myös vaatimustasoaan asumisessa. Tämän tutkielman tutkimustehtävä on kahtalainen: ensimmäisenä tarkoituksena on vastata kysymykseen siitä, kuinka korkeakouluopiskelijat paikallisesti asuvat. Lisäksi tutkielman tarkoituksena on tarkastella Tampereen korkeakouluissa opiskelevien asumistyytyväisyyteen yhteydessä olevia tekijöitä. Tämän tutkielman aineistona on käytetty kyselyaineistoa, johon Tampereen korkeakouluissa opiskelevat ovat vastanneet vuonna 2011 (N=2 680). Tutkielman teoreettinen viitekehyksenä on David Claphamin kehittelemä asumispolun käsite. Tosiasiallisten ja tavoiteltujen asumistilanteiden välistä eroa on kuvattu asumistyytyväisyyden avulla. Asumistyytyväisyyteen yhteydessä olevia tekijöitä on tarkasteltu i) nykyistä asumistilannetta kuvaavien muuttujien, ii) sosio-demografisten muuttujien ja iii) asunnon sijaintia kuvaavien muuttujien osalta. Tutkielman tulokset osoittavat, että kaikki nämä ulottuvuudet ovat yhteydessä asumistyytyväisyyteen. Yksittäisistä aineistossa mukana olevista tekijöistä kaikkein voimakkaimmin asumistyytyväisyyttä ennakoivat asunnon hallintasuhde, asumismuoto sekä huoneistotyyppi. Myös sosio-demografiset tekijät ovat osaltaan yhteydessä asumistyytyväisyyteen. Niin ikään asunnon etäisyydellä oppilaitoksesta osoittautui olevan tilastollisesti merkitsevä yhteys asumistyytyväisyyteen. ▼ The student housing system worldwide and South-South Nigeria in particular has witnessed an unprecedented transformation, such that private off-campus student housing facilities (SHFs) are now the primary source of accommodation for students in tertiary institutions. A considerable gap exists between the supply and demand for on-campus student housing and the quest to fill this gap has stimulated the creation of a significant student housing market in the areas where these tertiary institutions are located. The prospect for economic investments in the student housing sector is high and private investors are involved in the provision and management of offcampus student housing. The main consequence of this practice in South-South, Nigeria is the delivery of low-quality buildings that are not able to meet the needs and expectations of residents. SHFs that are constructed without due regard to residents needs are characterised by dissatisfaction with attributes of housing and low investment performance. The implication is that residence users are often not satisfied with the attributes of the residential environment that are provided; thus their behaviours often impose some consequences on investors gains and objectives.Therefore, understanding the dynamics among attributes that are important to students, that give the required satisfaction, and the impact of the availability or lack-of on behaviour such as loyalty, willingness to pay for attributes and word of mouth behaviour are critical to profitability. Most often, the relationship among these attributes are treated as linear and symmetrical with the assumed implication that better attributes produce improved behaviours. However, this may not always be the case. This approach is rarely addressed and is little understood in student housing studies. Therefore, the aim of this study was to identify student housing attributes that act as drivers of resident atisfaction and the consequences/effects of these drivers on student behaviour in order to determine appropriate measures that could be used to develop, maintain and upgrade student accommodation. The methodology of the study included an extensive literature review and a field study conducted to obtain the perceptions of students in seven tertiary institutions located in South-South, Nigeria. The main task was to define attributes of student housing facilities based on the symmetric and asymmetric impact of the performance of attributes on satisfaction with residence. The Kano model and importance-performance analysis (IPA) were used to establish sets of criteria that could be used to prioritise attributes that are required in student housing for optimal investor gains. Analysis of the findings lead to the conclusions that different degrees of behaviour were associated to the perception of importance that is attached to attributes by residents and the satisfaction that is derived from the use of such attributes. ▼ The past three decades have witnessed the rapid development of the Chinese housing market , which is considered as a barometer of and an extremely crucial component of the whole Chinese economic system. Although some important findings have been obtained by previous research, many conclusions have been controversial and a comprehensive understanding of the mechanism and behaviour of the Chinese housing system is a worthwhile endeavour. The existing studies about the Chinese housing market are mostly confined to qualitative analysis, lacking the support of a theoretical basis and empirical research. This thesis aims to employ more recent econometrical methodologies, from both theoretical and empirical perspectives, to systematically analyse several prevalent issues of the Chinese housing market. More specifically, this thesis is going to explore the main determinants of house prices, the convergence and ripple effects of regional house prices, and the interactive relationship between housing conditions and individual’s subjective well-being. Some empirical findings can be drawn from this thesis: 1) by using the system GMM dynamic panel data models, the results indicate that Chinese house prices are mainly affected by factors related to government policies and speculative demand rather than the urbanization process, which is understandable in a non-fully market-oriented status quo; 2) there is evidence of very limited convergence of regional house prices by employing unit root tests, σ-convergence and β-convergence approaches; however, the alternative methods, such as panel regression models, Engle-Granger/Johansen cointegration tests and Granger Causality tests, imply that house prices can ripple out from some core cities to other cities; 3) the results of the Ordered Probit Models suggest that the housing conditions in urban areas play a significant role in peoples’ subjective well-being in respect of housing satisfaction and overall happiness; additionally, the effects of housing factors impact on different groups of residents in different ways. Due to the limitations of data sources in the early days, this thesis is the first to combine such a wide panel data series, on both the time dimension and geographic dimension, to study the Chinese Housing Market. Also, when analysing the convergence and ripple effects models, this thesis transfers the original link indexes used by previous scholars into modified constant growth indexes, which improves the efficiency of empirical models to a greater extent. In addition, approaches using the system GMM method, σ- and β-convergence analysis, Engle-Granger/Johansen cointegration tests and Granger Causality tests are first introduced into the study of the Chinese housing market, generally achieving good results especially in the determinants of house prices and the ripple effects of regional house prices. ▼ The increasing attention to the provision of accessible, decent, safe and academically appropriate student housing in South Africa has led to a closer investigation of the nature and levels of quality in both on-campus and off-campus student accommodation. Nationwide, student housing management recognises that quality student housing is of great importance to both the quality of the higher education system and the success of students. In recent years, many studies in the field of service quality have been conducted within higher education. However, fewer studies have focused specifically on service quality in student housing. The purpose of this study was to evaluate the perceptions of students with regard to service quality levels in on-campus and off-campus student housing at NMMU, and to identify those service quality dimensions that need attention. A literature review was conducted to explore the meaning and nature of service and quality in student housing. It was concluded that from the different facets of service that quality, customer expectations, customer perception and customer satisfaction are important constructs in evaluating fully the levels of service quality. An amended SERVQUAL instrument comprising 41 items was used for students, in order to evaluate the service quality at on-campus and accredited off-campus student housing at NMMU. The results showed that there are significant differences in the service quality dimensions of on-campus student housing and off-campus student housing. Oncampus student housing gleaned a positive assessment for the dimensions of reliability, responsiveness, empathy and assurance. However, negative perceptions prevail with regard to on-campus infrastructural/tangible issues. The off-campus student housing fell short in a number of service-quality dimensions, including reliability, empathy, responsiveness and infrastructural/tangible issues. The assurance dimension received positive assessments for both on-campus and off-campus student housing. The study proposes that the NMMU student housing management pay attention to the shortcomings and make the desired improvements. ▼ The purpose of this study was to assess the direction and magnitude of the relationship between levels of marital satisfaction and two main housing variables – the housing burden ratio and the amount of home equity. The influence that these variables have on levels of marital satisfaction was mediated and moderated by how satisfied couples were with their homes and their finances, as well as their perceived experience of economic pressure. The results ultimately provide insights that can improve both couple well-being and financial/housing situations by pinpointing factors that account for the variance in marital satisfaction. This study used existing data from the National Survey of Families and Households (NSFH). Although NSFH was collected in three longitudinal waves, this study used the second wave from 1992 as it contained the most complete information pertaining to research hypotheses. Approximately 5,000 participants were included. Descriptive statistics and multiple regression analyses were used. One moderator and three mediating models were tested. Most of the sample (82%) owned homes. Approximately one third of those homeowners had entirely paid off their mortgage balances. Participants were mostly White, and were 46 years old on average. Only married participants were included in this study. Median annual income per household was $47,400 and the average housing cost burden was .139. Results indicated that the relationship between housing burden and marital satisfaction was partially mediated by economic pressure. A full mediation model existed between percent equity, economic pressure, and marital satisfaction, but no other equity variables. Results came close (p = .053) to indicating a full moderation model between housing burden, housing satisfaction, and marital satisfaction. Another partial mediation model was found between percent equity, financial satisfaction, and marital satisfaction. And finally, homeownership status negatively predicted marital satisfaction. ▼ The purpose of the study was to develop a methodology for evaluating the livability of single-family houses and to test it on conventional and prototypical house types. The House Plan Evaluation Checklist and the Housing Satisfaction Scale were developed and analyzed for content validity using the responses of randomly selected housing professionals. Once the instrumsnts were revised they were used to evaluate the Benchmark house type (FmHA plan no. H5-41) and the Solar Attic house type (Cooperative Extension Plan Service experimental plan no. 7220). A randomly selected sample of 32 housing professionals evaluated the plans of these houses using the Hause Plan Evaluation Checklist. They rated the Solar Attic plan significantly higher on five of ten subscales. All of the subscales of the House Plan Evaluation Checklist had high inter-rater reliability when used by the housing professionals to rate the Benchmark house and the majority of the subscales also had high inter-rater reliability when used to rate the Solar Attic plan. The Housing Satisfaction Scale and an interview schedule were used with samples of 15 Benchmark and 15 Solar Attic residents to obtain information about their housing satisfaction and demographic, housing, and energy characteristics. The Solar Attic residents rated their satisfaction with their housing significantly higher than the Benchmark residents on five of 13 Housing Satisfaction subscales. The Benchmark residents had significantly more female heads of households, less educated heads of households, and lower income households. Their housing was older, smaller and the residents had lived there longer. They used more electrical energy, although their housing had many of the same energy-saving features as the Solar Attic houses. The subscales of the Housing Satisfaction Scale had inconsistent inter-rater reliability when used by the residents of both house types to rate their satisfaction, but they had high internal consistency reliability ratings on all but the Cost subscale. ▼ The Saudi Ministry of the Interior has spent more than £600million over the last two decades constructing government buildings, with a considerable proportion accounting for residential complexes. Such residential housing complexes are often characterised by service delays, high costs, poor quality of services, a high number of complaints and long resolution times for complaints, resulting in poor tenant satisfaction. Enhancing Facilities Management (FM) practices for tenants remains a key concern for service management providers in the Kingdom of Saudi Arabia (KSA) and beyond. The aim of this research is to develop a model to establish the relationship between Housing Management, the Maintenance Contractor and Tenant Satisfaction regarding FM services in residential complexes in KSA. By exploring the impact of Housing Management Performance and the Maintenance Contractor Service Quality Performance, variables can be identified to enhance residential FM performance, which can in turn increase the level of tenant satisfaction. Whereas previous research on tenant satisfaction has explored a combination of objective and subjective attributes, such as physical characteristics of the neighbourhoods, buildings and facilities, the research on which the thesis is founded focuses on the more subjective measures of management attributes, such as repair and maintenance practices, housing management attributes, and personal characteristics. The research adopted a quantitative approach involving a questionnaire survey administered to 136 Saudi tenants living in a typical residential complex in KSA. To investigate the performance of FM services providers, a two-stage study was conducted on the Alkhafji residential complex. First, a questionnaire survey was used to measure the performance of Housing Management and the Maintenance Contractor respectively. A multiple regression analysis was conducted to identify the significant determinants of FM practices on Tenant Satisfaction. The results of the modelling were validated by a survey and interviews with tenants and directors from both the Alkhafji residential complex and other residential complexes in KSA. In the Tenant Satisfaction model, the tenants considered the following three factors to be most important in determining their satisfaction with FM services: (1) the level of experience and qualification of the technicians, (2) the requirements for completing the rental application process, and (3) the quality of the repairs carried out. Nas últimas décadas, a provisão de habitação de interesse social tem sofrido mudanças profundas na sua concepção e no papel do poder publico no setor habitacional. O Programa de Arrendamento Residencial (PAR) representou uma forma inovadora de provisão de habitação de interesse social, sendo uma opção intermediária entre a política de aquisição da casa própria e os mecanismos de aluguel social, muito difundidos em alguns países europeus. Uma das principais diferenças comparada a outras formas de provisão de moradia é a forma de gestão da operação e manutenção adotada, que é executada por uma empresa contratada pela Caixa Econômica Federal. Essa nova modalidade de provisão da habitação representou um desafio, mas também uma oportunidade para melhorar o processo de manter e operar estes conjuntos habitacionais e adquirir realimentação sistemática para projetos futuros. O presente trabalho tem como objetivo propor diretrizes para melhoria do processo da operação e manutenção dos Empreendimentos Habitacionais de Interesse Social, buscando melhorar seu desempenho em termos de qualidade. Como objetivos específicos, este estudo propõe um conjunto de indicadores para avaliar e monitorar os processos de operação e manutenção destes empreendimentos, e identifica oportunidades de melhorias para estes processos, assim A estratégia de pesquisa adotada foi estudo de caso, sendo o estudo dividido em três estágios. A etapa A teve como objetivo compreender o contexto do Programa PAR no estado do Rio Grande do Sul, assim como práticas de gestão de operação e manutenção adotadas nos empreendimentos já entregues. A etapa B envolveu duas atividades principais: (a) mapeamento do fluxo de informação das solicitações dos usuários; (b) análise dos dados secundários referentes a ordens de serviço e custos condominiais. A etapa C consistiu na análise cruzada dos dados coletados nas diferentes fases da pesquisa, e a discussão destes com representantes de agentes envolvidos no PAR. As principais contribuições desta pesquisa estão relacionadas melhorias potenciais na gestão da operação e manutenção que poderiam ser adotadas para melhorar a geração de valor em futuros empreendimentos.

In recent decades, the provision of social housing has changed substantially in Brazil in terms of conception as well as the role of the state. The Residential Leasing Program (PAR) represented an innovative form of social housing provision, being an intermediate option between the policy of home ownership and mechanisms for social rent, widely used in some European countries. A major difference compared to other forms of housing provision is the form of facilities management adopted, which is carried out by a company hired by the Federal Savings Bank. Syftet med denna uppsats är att undersöka vilka avväganden bostadsbolagen gör angående lönsamhet och kundnöjdhet vid inhouse respektive outsourcad bostadsförvaltning. Frågeställningen är ”Hur förhåller sig bostadsbolagen till kundnöjdhet och lönsamhet utifrån organiseringen av fastighetsförvaltningen?”. Studien undersöker genom semistrukturerade intervjuer med representanter från bostadsbolagen uppfattningar och beslutstagande kring organisering av fastighetsförvaltningen. Studien visar att vid organisering av fastighetsförvaltning så har lönsamhet inverkan ur flera olika aspekter. Det är huvudsakligen fem faktorer som inverkar på om förvaltningen organiseras inhouse eller outsourcat. Det är (1) storleken på bolagets fastighetsbestånd, (2) beståndets geografiska placering, (3) kontroll över verksamheten, (4) flexibilitet och (5) kompetens. Studien kan däremot inte visa att organiseringen av fastighetsförvaltning har betydelse för kundnöjdhet. Studien visar att god servicekvalitet kan uppnås i både inhouse eller genom outsourcad fastighetsförvaltning. Däremot finns det skillnader i hur goda kundrelationer uppnås mellan de olika organisationstyperna. Bostadsbolag med inhouse förvaltning resonerar att service till hyresgästen genomförs bäst med egen personal, något som sker då företaget har kontroll över informationsflöden om kunden och när frontpersonalen har ett stort eget beslutsmandat. Bostadsbolag med kombination av inhouse och outsourcing säkerställer hög kundnöjdhet då felanmälningsprocessen bedrivs i egen regi. Således anser bostadsbolagen att de får större kontroll över kundrelationer och informationsflöden. Avslutningsvis resonerar de bostadsbolag med outsourcad förvaltning att hög servicekvalitet kan uppnås när bostadsbolaget strävar efter nära samarbete och förtroende till sin serviceleverantör.

The purpose of this paper is to examine on what considerations housing estate companies make regarding profitability and customer satisfaction when organizing their property management either inhouse or outsourced. The question of the thesis is ”How do housing estate companies consider the impact on customer satisfaction and profitability when organizing property management?”. The study examines perceptions and decision making regarding organization of property management through semi-structured interviews with representatives from housing estate companies. The study shows that when organizing property management profitability affects in several different aspects. There are mainly five factors that affects whether the property management is organized inhouse or outsourced. It’s (1) the size of the company’s real estate stock, (2) the location of the real estate stock, (3) control of operations, (4) flexibility and (5) competence. The study, however, can not show that the organization of property management has significance on customer satisfaction.
