▼ The concept of open planned office space is becoming more and more popular. However, there is a serious problem associated with this concept, that being the attainment of speech privacy. Since speech privacy is a very important issue for some types of office work the main objective of this thesis is to study the acoustic requirements of the open plan office. In order to improve office working conditions, it was decided to correlate existing theoretical findings on general office noise and screen/ceiling acoustical performance with actual situations from seven office layout samples taken in the Vancouver, B.C., area. Of the people who have been doing research in this specific area, Geiger and Hamme in Ann Arbor, Michigan, appear to be the furthest advanced. The purpose of this thesis is to extend the work of Geiger and Hamme as a contribution to the existing findings of the acoustical characteristics of open plan office space. To achieve the goals of this thesis, the historical background of office buildings, a study of current space requirements and the importance of speech privacy are examined. Further theoretical issues include an explanation of acoustical performance of specific building elements. The objective of this discussion is to expand the data base of a number of acoustical parameters including average sound levels, articulation index and screen/ceiling attenuation values, in order to further develop existing acoustical design criteria. The study concludes that while there is indeed a need for speech privacy in open plan offices, the degree of need varies considerably with the level of confidentiality. The research confirms that the greater the need for speech privacy, the less satisfactory is the open office concept. Further study in this field is clearly indicated and includes further exploration of the following factors: 1. The definition of people's concerns regarding speech privacy. 2. The economic factors and their implications. 3. The establishment of environmental maxims.

▼ This treatise developed through an interest in 21st century office buildings and most particularly, their impact on productivity, employee wellness and corporate culture. The conventional office of the mid-20th century disregarded employee health and well-being and was geared toward increasing productivity and production. The retrofitting of these buildings is very costly, and it is almost impossible to ensure compliance with modern-day environmental and efficiency standards to ultimately create a good office environment conducive to productivity and employee well-being. The nature of office has shifted to a more collaborative, socially interactive, open and flexible working environment because of the mobility technology offers the workplace. The current office building typology is concerned with the health and well-being of employees, active design, sustainability and environmental awareness. The treatise takes a qualitative research approach that is exploratory in nature and through careful analysis and interpretation, site constraints and informants are identified that inform the design of an office headquarters for Samsung. Pure research is based on the readings of Richard Sennett, Jane Jacobs, Stephen Kellert and Judith Heerwagen. An understanding is developed around factors that positively impact employee health and well-being in the workplace. Research determines that social interaction, human nature connectivity and the designed environment significantly impact the health and well-being of office user. Social interaction is scalable from the urban network to internal workspaces and is essential to create a seamless connection between the office environment and immediate urban context to stimulate serendipitous moments of interaction. The design of a Samsung Headquarters in Foreshore Cape Town uses Building Information Management (BIM) among other strategies to respond to its immediate environmental conditions and to create an environment conducive to the health and well-being of the office user and effectively increase productivity. The design is situated along a prominent pedestrian corridor that connects the CBD to the waterfront.

Office setting is a widely acceptable means of providing an enabling environment that best facilitates employees’ performance and general productivity. This study sought to investigate the impact of office setting on employee performance using, eThekwini (KwaZulu-Natal) municipal offices and employees at the Durban City Hall, as a case study. The objectives of the study were to analyse the office design, finishes and furnishings of the head office building of eThekwini municipality and identify features in the design, finishes and furnishings in terms of their suitability and comfort of the employees; assess the impact of office settings on the performance of eThekwini municipality employees at the City Hall; and propose specific settings based interventions that would address employee health, comfort and wellbeing and thereby enhance optimum performance. The study was based on a sample of 65 City Hall staff randomly drawn from various departments and units, as well as 10 senior managers. Data for the study obtained mainly from the administration of questionnaires was analysed quantitatively using SPSS and Microsoft Excel and presented with the aid of frequency distributions, pie charts, tables, pictures and graphs. The research identified considerable office settings deficiencies which included uninspiring and old-fashioned office design and decor (largely cellular offices), use of dark wooden partitions resulting in poorly illuminated offices, and continued use of old furniture at the City Hall. The study also confirmed that the settings deficiencies had varying adverse effects on the performance of City Hall employees by between (20% - 80%). The study recommends the relocation of the City Hall head office to a new modern facility designed and furnished to suit the particular needs of the organisation. The development and operation of a real estate policy that leverages on the workplace environment to attract, retain and boost employee performance has also been recommended.

▼ This thesis proposes a model of understanding the constraining effect of floorplates on the integration of office layouts. The proposed model is based on the analysis of floorplates and layouts which is simultaneously configurational, global and robust. The study departs from two observations: first, there is a difference between the lifespan of shells and layouts; second, shells influence but do not determine the layouts than can be accommodated in them. The thesis proposes two descriptions of shape which gauge their compactness and convex fragmentation based on configurational relations among modular units of shape. Shapes of actual floorplates are described according to the proposed measures leading to a typology of office buildings. The space syntax research on workspaces has demonstrated that the integration of layout circulation affects the patterns of movement, encounter and interaction, which are linked to organizational performance. Actual layouts are described according to skewness and density of connectivity of linear maps leading to three alternative types of office layouts: sparse grids, dense grids and fishbones. Two ideal layouts of grids and fishbones, extracted from the typology, reflect opposing ways of increasing the layout integration and best represent open-plan layouts. Experiments with hypothetical grids and fishbones generated systematically on theoretical shapes demonstrate strong but differing effects of shape on layout integration. These are subsequently confirmed by the analysis of hypothetical grids and fishbones generated into a large sample of actual office buildings in the US. The relationship between floorplate shape and layout is mediated by the generative principle applied to the generation of layout. There exists an underlying congruence between a morphological typology of layouts (which distinguishes between fishbone and grid as alternative principles for increasing integration) and a morphological typology of shapes (which distinguishes between more compact and convexly unified shapes and shapes with wings). The findings highlight the distinction between constraint and determination. Floorplate shapes exercise underlying constraints upon the layout integration but they do not determine it. The proposed model enhances the evaluation of existing building portfolios for their suitability for different types of office layouts and aids the design and planning of new work environments. The position, height, and orientation of partitions affect the amount and distribution of daylight entering a building as well as all forms of thermal transfer through windows. However, these potential impacts cannot be determined if not adequately addressed in guidelines and standards, and could mislead decision-making during design stages and hamper the refinement of office furniture manufacturing. This study outlines the daylight performance of workstation partition alternatives in a large open plan office on the 11th floor of a high-rise building located in downtown Raleigh, NC. For this purpose, 60 alternate combinations of workstation partitions including partition materials, layouts, heights, and orientations in four daylight zones (north, south, east, and west) were conducted using Radiance engine V.4.2.0. These combinations were analyzed based on two recently recommended annual climate-based daylighting metrics and performance criteria proposed by Illuminating Engineering Society (IES) 2012, spatial Daylight Autonomy (sDA) and Annual Sunlight Exposure (ASE), to evaluate the feasibility and potential effectiveness of workstation partition design. Findings indicate that partition material, height, orientation, and layout have robust impacts on daylight sufficiency and the risk of daylight excessiveness. Annual daylighting simulation results report that sDA values in this study space range between 46.6% and 84%, and ASE differs by 10.6% to 15.2%. It is also revealed that the highest annual daylight sufficiency values and the lowest daylight excessiveness belong to those partitions oriented perpendicular to windows based on spine layout. Exploring these alternatives in detail helps draw attention to the possible partition layouts that are both effective and economical to overcome glare and visually uncomfortable conditions in open plan offices. More widespread application of daylight-based partition design in open plan offices could result in a better understanding of their performances, as well as improvements in their overall efficiency. ▼ Office design is a contemporary cultural discourse, where space is conceived in abstract terms. Organizations mission and purpose are translated into the spatial design of workplaces. In the most dominant sectors such as finance and banking neoliberal organizations operate around the space of flows, generated by globalization, technology and postmodernity (Castells, 2000). The space of flows is also manifest in the spatial design of the workplace shaping employees’ working identities and behaviours. The dissertation asserts that there are two classes of office workers evolving in the workplace: the professional knowledge workers who are increasingly mobile and autonomous; and the routine clerical workers who are captive in a hegemonic system that keeps them doing clerical work with little prospect of promotion. It is significant that the clerical class is composed mostly of women. Personalia and Women’s Spatial Practices In The Routine Office examines the head offices of Investors Group in Winnipeg, Canada, in terms of how the company’s offices both reflect and generate spaces of flows. Women’s participation rates have grown from being a small minority in the 1900s to approximately 70% of the clerical workforce in the 2000s. Through microanalysis of previously unexamined personalia, or personal objects at the desk, the dissertation finds work spaces are expressive of women’s lived experiences of work. By conducting interviews and photographic studies of the workspaces of 11 women at Investors Group the research uncovers the ways women use the personalia at their desks to reappropriate the everyday spaces of the office. The identification of the term personalia becomes a key concept in the work and a contribution to the study of the close environment of the office desk. Social networks with co-workers, past and present are honored in the personalia at the desk; and tactics such as repurposing office supplies as gifts, along with numerous individual and heterogeneous behaviours demonstrate that routine work spaces are not neutral spaces, but are open to the expressive practices which de Certeau calls operations. The ways that women make space for themselves and push against the hegemony of the neoliberal organization are specific and instructive. They reflect women’s values and the identities crafted for public and private consumption. The research closely examines the practices of women in the financial services industry through the filter of Lefebvre’s trialectic for the analysis of space (1991), de Certeau’s ways of operating and tactics (1998), and Franck’s interpretation of Women’s Ways of Knowing (1989; 2000). The research demonstrates how personalia in the contemporary workplace reflects women’s values, and how women’s values have influenced the design of the workplace. O presente trabalho objetivou analisar as interferências dos modelos administrativos de gestão organizacionais e das tecnologias de informação e comunicação na organização do espaço físico do escritório, tendo como estudo de caso duas empresas que utilizam o modelo de Escritório Não-Territorial, ainda que parcialmente. A avaliação dos ambientes dos escritórios foi efetuada com base no diagnóstico de espaço que forneceu informações referentes às áreas de ocupação, estações de trabalho e circulações. Os usuários desses escritórios responderam a questionários referentes ao seu ambiente de trabalho, tendo sido possível confrontar informações sobre o uso do Escritório Territorial e Não-Territorial. Três são os elementos teóricos que embasam fundamentalmente a pesquisa e a partir dos quais se extraíram os conceitos fundamentais: o trabalho, a tecnologia e a cultura organizacional. Um histórico sobre a evolução dos conceitos de ocupação nos ambientes de trabalho complementa a base teórica, sempre relacionando as características do espaço físico aos modelos administrativos de gestão a às tecnologias vigentes em cada período; permitindo observar o paulatino processo de desterritorialização dos escritórios.

The objective of this study was to analyze the interference of organizational management administration models and information and communication technologies in the organization of the offices physical space. Two companies that use the Non-Territorial Office, although partially, were used as case studies. The office environments were evaluated based on the diagnosis of space, which provided information concerning the occupation areas, workstations and circulation. These office users answered questionnaires concerning their work environment and it was possible to compare information about the use of Territorial and Non-Territorial offices. The study is fundamentally based on three theoretical elements from which the fundamental concepts are extracted: work, technology and the organizational culture. A history of the evolution of occupation concepts in work environments complements the theoretical basis, always relating physical space characteristics of the administrative management models to the technologies in effect at the time. This permits the observation of the offices gradual deterritorialization process.

▼ The purpose of this study was to determine the effect of the presence of live interior plants or window views of exterior green spaces on perceptions of employee job satisfaction. The survey was posted on the Aggie Horticulture Web page (http://floriculture,tamu.edu:7998/workplaceenvironment/) for six months. The survey included questions regarding physical work environment, the presence or absence of live interior plants, windows, exterior green spaces, environmental preferences, job satisfaction, life quality and demographic information. Over 600 office workers from primarily Texas and Kansas responded to the on-line survey, and 449 complete responses were included in the sample. Data was analyzed to compare levels of job satisfaction of employees that worked in office spaces that included live interior plants or window views of exterior green spaces and employees that worked in office environments without live plants or windows. Demographic information collected allowed researchers to compare results based on salary, occupational level, educational level, age group, gender and ethnicity. No statistically significant differences were found regarding environmental perception (P=0.330), indicating that all four groups preferred newer, open architecture. Statistically significant differences were found regarding perceptions of overall life quality (P=0.000) and (P=0.001), indicating that the “no plants/no windows” group was different from the other three groups. Statistically significant differences were also found on overall perceptions of job satisfaction (P=0.041), and within the job satisfaction subcategories of “nature of work” (P=0.006), “supervision” (P=0.029), and “coworkers” (P=0.041), indicating that the two groups that had plants in the office space had higher mean scores when compared to the two groups that did not have plants in their office space. Individual job satisfaction statements were also analyzed, and statistically significant differences were found in the subcategories of “physical work environment,” “pay,” “coworkers,” “nature of work.” MANOVA analyses of demographics indicated that there were statistically significant differences between males and females in perceptions of overall job satisfaction and in the subcategory “nature of work.” Multivariate analyses indicated that there were no statistically significant differences among the categories of “age,” “ethnicity,” “salary,” “education levels,” and “position.” Advisors/Committee Members: Cade, Tina Marie (advisor), Stedman, Deborah (committee member), Pollard, Gregory (committee member).

▼ Two sidelighting solutions — a light shelf system and an optical louver system (FISCH) are assessed and compared in terms of lighting quantity and quality in multi-story office buildings. The systems are integrated with various interior layouts typical of modern office environments, and developed in the context of an optimized structural system to achieve high ceilings. Experiments are conducted in six phases addressing the following issues: 1. Light Shelf Top Surfaces; 2. Partition Materials; 3. Placement of Partitions Parallel to Window Wall; 4. Placement of Partitions Perpendicular to Window Wall; 5. Ceiling Height; 6. Comparisons of the Light Shelf & the FISCH Systems. Lighting quantity is evaluated by using Coefficient of Utilization (CU) as an indicator, and lighting quality is evaluated by examining the luminance ratios on major interior surfaces and by studying the size and duration of direct sunbeams admitted through the daylight glazing and view glazing. The study results indicate that: • Specular and semi-specular reflectors on the top of light shelve give better light quantity deep in the building than do glossy white or flat white surfaces. Compared to specular reflectors, semi-specular reflectors tend to give better luminance distributions; • Compared to opaque partitions, translucent partitions give superior illuminance levels deep inside the building and they also produce superior light quality in the form of less extreme luminance ratios in the space; • In the partitions, it is highly desirable to use fairly high transmittance glazing and to use clear glazing (rather than translucent glazing) above the level required for visual privacy (e.g., from the top of the door up to the ceiling). It is also desirable to minimize the number and width of mullion elements, to allow as much light as possible through the partition. The effect of ceiling height is also examined for the various daylighting system configurations and the optimal daylighting systems configurations are identified for each ceiling height. One of the most promising daylighting configurations was selected to integrate with an electric lighting system. The potential electric lighting reductions are predicted on a full-year basis in the context of Raleigh, North Carolina. ▼ Much has been written about the effect of workplace communication on knowledge work (KW). Many scholars agree that KW is difficult to describe as it is less tangible than manual work and is often explained as tacit, unstructured, non-routine, variant and complex. KW has high cognitive activities and is greatly dependent on the effective communication between organizational members. It has become a challenge for companies to seek methods raising the performance of communication-based knowledge work activities (KWA). Thus, this study aims to investigate the contribution of spatial layout and work fragmentation to optimize the KWA in a knowledge-based organization by focusing on the amount of communications among KWs. Four main points were discussed to identify aspects that could improve the KWA in respect to communication-based activities (CBAs) ? 1) the current state of the perceived amount of communication (AOC) in the knowledge-based organization, 2) the KWs perception towards AOC in supporting knowledge work and better job performance, 3) the characteristics of spatial layout supporting AOC improvement and effectiveness (communicative environment), and 4) the causes, effect and control method of communication type interruptions towards KWs’ work fragmentation. The SECI Model of knowledge creation developed by Nonaka and Takeuchi (1995) was adopted to investigate the knowledge work activities based on 12 SECI behavior codes. The activities were used to identify the characteristics contributed by a spatial layout and work fragmentation. Next, the study employed a mix method approach, and data were collected through a questionnaire survey on random sampling from various industries (KWs perception and perceived AOC, and work fragmentation). Behavioral study method was applied by adopting semi-structures interview and field observation to investigate the characteristics of a communicative-physical environment. Lab experiment was conducted to look at the work fragmentation scenario. The first findings on KWs perceptions towards AOC reported that high AOC occurred when executing knowledge creation activities. KWs also agree that exchanging high AOC in the workplace may motivate them to improve job attitude, helps develop healthier social-psychological aspects within a communication network, increased motivation and attain improved organizational culture. Second findings on spatial configuration for communicative environment for SECI communication (communication-based knowledge creation activities) considered aspects of ? 1) visibility factor ? based on integrated and segregated of space from the entire spatial layout system, degree of enclosure, co-presence and visibility of other KWs, 2) accessibility factor ? based on communication movement pattern and distance, 3) spatial proximity factor ? based on spatial adjacency and distance of individual workstation.
