▼ This treatise developed through an interest in 21st century office buildings and most particularly, their impact on productivity, employee wellness and corporate culture. The conventional office of the mid-20th century disregarded employee health and well-being and was geared toward increasing productivity and production. The retrofitting of these buildings is very costly, and it is almost impossible to ensure compliance with modern-day environmental and efficiency standards to ultimately create a good office environment conducive to productivity and employee well-being. The nature of office has shifted to a more collaborative, socially interactive, open and flexible working environment because of the mobility technology offers the workplace. The current office building typology is concerned with the health and well-being of employees, active design, sustainability and environmental awareness. The treatise takes a qualitative research approach that is exploratory in nature and through careful analysis and interpretation, site constraints and informants are identified that inform the design of an office headquarters for Samsung. Pure research is based on the readings of Richard Sennett, Jane Jacobs, Stephen Kellert and Judith Heerwagen. An understanding is developed around factors that positively impact employee health and well-being in the workplace. Research determines that social interaction, human nature connectivity and the designed environment significantly impact the health and well-being of office user. Social interaction is scalable from the urban network to internal workspaces and is essential to create a seamless connection between the office environment and immediate urban context to stimulate serendipitous moments of interaction. The design of a Samsung Headquarters in Foreshore Cape Town uses Building Information Management (BIM) among other strategies to respond to its immediate environmental conditions and to create an environment conducive to the health and well-being of the office user and effectively increase productivity. The design is situated along a prominent pedestrian corridor that connects the CBD to the waterfront.

Office chairs are becoming a modern status symbol in the workplace. Many individuals are seated on office chairs for most of the working day. As a result of using poorly designed chairs injury and discomfort are frequently experienced, most particularly lower back pain. Correct design of chairs is imperative, and must be user-centered. The aim of this investigation has been to gather anthropometric dimensions characteristic of the South African population, as this information has not been widely assimilated to date. Once collated, this information could be used in the design of an ergonomically correct office chair, suitable for the unique characteristics of the South African working population. Anthropometric dimensions were collected from 683 South Africans (comprising 448 South African females and 235 South African males) from pre-selected companies in major centres in South Africa (Johannesburg, Pietermaritzburg, Durban, East London, Grahamstown, Port Elizabeth and Cape Town). Measurements included participants’ personal information (age, sex, home language and ethnic group), basic anthropometric measures (stature, shoulder height, mass, and waist and hip circumference) as well as specific measures of fit of the individual to the specially designed, adjustable chair. Of the 448 females, 317 were Black females, 77 were White females, 35 were Coloured females and 19 were Indian/Asian females. Of the 235 males, 112 were Black males, 79 were White males, 26 were Coloured males and 18 were Indian/Asian males. Office chair dimensions for each ethnic group were represented and differences were noted. A comparison between a current office chair’s dimensions and the South African sample office chair’s dimensions indicated modifications that would need to be constructed to suit the South African sample. The conventional office chair is still the most widely accepted office chair due to its stability and support structures that maintain the correct sitting posture of the user. An ergonomic office chair needs to incorporate anthropometric dimensions worldwide.

The purpose of the study was to access the individual's experience of job satisfaction in a cellular office compared to a flex-office. The purpose was answered on the basis of the question: how does the experience of job satisfaction look like in work in a cellular office compared to a flex-office? The study is qualitative and uses semi-structured deep interview as method. An abductive approach was chosen to partly have a stable foundation from previous research but also offer opportunities for new findings. The sample consists of people working in an office that has undergone the change from cellular office to flex-office. The interviews have been transcribed in orthographic style and the material has subsequently been coded. After that, the theory-driven material has been thematized after previous research and the data-driven material has been thematized after overall patterns according to thematic analysis. The factors that seem to affect the job satisfaction in cellular office and flex-office are the themes that emerged in the material. In line with previous research, these topics are: Communication, Health, The Change process and Perception of leadership. In addition to these, the material also revealed further factors: Concentration, Privacy and Flexibility. The conclusions of the study clearly show that flex-office is not suitable for the way of working in the investigated workplace. Although there are both pros and cons with both office types, it seems that the negative weighs heavy for flex- office compared to cellular office in all reported factors related to job satisfaction.

Syftet med studien var att komma åt individens upplevelse av arbetstrivsel i cellkontor jämfört med flex-kontor. Syftet besvarades utifrån frågan: hur ser upplevelsen av arbetstrivsel ut vid arbete i ett cellkontor respektive ett flex-kontor? Studien är kvalitativ och använde sig av semi- strukturerad djupintervju som metod. En abduktiv ansats valdes för att delvis ha en stabil grund mot tidigare forskning men också erbjuda möjlighet till nya fynd. Urvalet består av personer som arbetar på ett kontor som genomgått förändringen från cellkontor till flex-kontor. Intervjuerna har transkriberats i ortografisk stil och materialet har sedermera kodats. Därefter har det teoridrivna materialet tematiserats efter tidigare forskning och det datadrivna materialet tematiserats efter övergripande mönster enligt tematisk analys. De faktorer som tycks påverka arbetstrivseln i cellkontor respektive flex-kontor är de teman som framkommit i materialet. I linje med tidigare forskning är dessa teman: Kommunikation, Hälsa, Förändringsprocessen och Uppfattning av ledning. Utöver dessa framkom från materialet även ytterligare faktorer: Koncentration, Avskildhet samt Flexibilitet. ▼ This study discusses employees’ perception of a rather new and progressive office type, namely the Activity-based Flexible Office, the A-FO. Within this office type, the employee does not have a personal desk, but instead changes workspace depending on the task at hand. The aim of the study was to examine how employees perceive this type of office and their experiences of working within it. In previous research, a model has been created within this field as an attempt towards a theoretical framework, the A-FO-M. Whereas studying this model, we saw some notions not being thoroughly explored, although mentioned in other preceding research. Thus, the need of exploring these aspects further felt vital and therefore, we combined the A-FO-M with other preceding research and created a synthesis with a set off our themes. A qualitative method was chosen and furthermore, a phenomenological approach. This approach suggests examining a certain phenomena, the A-FO in this case, based on the experiences and perceptions of an individual, the employee. Interviews were implemented on a specific company to succeed in reaching our aim. The six interviews completed gave us the empirical results we needed to attain an analysis and thereafter, conclusions. Overall, our findings correspond with the presumptions of the A-FO-M. However, due to Klarna having a certain structure, somewhat differing from the traditional A-FO, the results were contradicting in some cases. The majority of the respondents felt they were able to perform their task without major problems. Some respondents felt that the office made them more open, while others did not feel any impact on their persona in relation to the A-FOs features. Our findings support that the A-FO is a very sociable office type, whereas you constantly meet and interact with people, both known and unknown to you. The respondents appreciate that there is little distance between them and their managers. Additionally, it is found that managers within A-FOs need to have high trust in their employees. Conclusively, some results may be somewhat dependent on the individual and their preferences.

▼ In the past few years, many companies have made the transition from an office with closed working spaces, towards open offices. The Dutch office of IKEA CBF made the transition to an open office in 2016, to support an activity-based way of working. This new way of working has to lead to an increase in complaints, about noise and distractions within the office. Co-workers commonly related this experience nuisance to auditory stimulation, however, visual or temporal stimuli could contribute to this as well. The experience of the office was researched from a co-worker centered perspective, through interviews and contextmapping session. This revealed that co-workers mainly experience nuisance, when they are being distracted during individual focused work activities. Co-workers identified that they experience nuisance caused by six main sources, both relating to the behavior of co-workers and office facilities. Where most co-workers experienced nuisance from co-workers conversation and movement/foot traffic. The amount of nuisance a co-workers experiences is mainly dependent on their role and the amount of individual work activities they perform. nuisance, than other co-workers. Next to this the individual experiences of co-workers are influenced by factors that influence the presence of specific sources and co-workers general ability to deal with nuisance. Co-workers here most frequently identified that individual needs and a low awareness about their own effect on their surroundings, to affect their general experience of nuisance. Finally co-workers all had an equal access to tools to protect themselves from nuisance. Consequently, co-workers’ general experience of nuisance could most effectively be decreased through a design intervention that improves co-workers’ ability to protect themselves from nuisance during individual work. Next to this Co-creation activities with the Com&In teamshowed that a physical design intervention, that could be applied as an individual solution to protect co-workers from nuisance, would most likely lead to valuable insights for the Com&In team. Following I developed Fridfold, a stimulation barrier aimed at decreasing the amount of nuisance that co-workers experience from auditory and visual stimulation, while working at their desks. This design aimed to make working at an individual deskspace feel ‘fridfull’ or serene, by having a calming effect on co-workers. To achieve this Fridfold was developed to both decrease the amount of stimulation and co-workers perception of stimulation. To achieve this, Fridfold aims to decrease co-workers perception of stimulation by increasing co-workers sense of control, through the interactivity of the design, and the perceived sound damping of materials, through the application of a three-dimensional textured screen. The evaluation of the design with students and co-workers showed that the Fridfold influenced the amount of visual stimulation and improved co-workers sense of control, through the interactivity of the design. ▼ O trabalho se propõe a compilar material de referência e registrar a produção de edifícios destinados ao trabalho burocrático (de escritório) na cidade de São Paulo, dos primeiros, datados do início do século XX, até aqueles recentemente construídos. Entre as questões discutidas estão: as implicações da legislação; as relações entre dimensões do lote, legislação e viabilidade econômica; a identificação de uma distribuição espacial na cidade refletindo momentos específicos desta produção; as configurações espaciais mais freqüentes e a influência das inovações tecnológicas no desenvolvimento dos projetos estudados. Em seu conteúdo, discorre brevemente sobre a história da torre de escritórios, identificando origens e aspectos fundamentais de sua evolução, e aborda aspectos da urbanização relacionados à verticalização da cidade. A partir deste contexto, apresenta, num relato cronológico, os edifícios pioneiros desta trajetória, os desenvolvidos sob a influência do movimento moderno a partir da década de 1940 e, a seguir, a produção do período iniciado em 1972, com a substituição do Código de Obras Arthur Saboya pela Lei de Zoneamento. O resultado final da pesquisa apresenta, além deste panorama geral, com aproximadamente 200 obras registradas, o estudo detalhado de 100 edifícios, que tem como objetivo identificar as diferentes tipologias implantadas na cidade e a diversidade de configurações e combinações possíveis a partir de opções de partido arquitetônico, sistema estrutural, condicionantes de legislação, localização geográfica, sistema construtivo e tipo de uso. Estes estudos de caso estão organizados em 5 percursos - Centro, Paulista, Faria Lima, Berrini e Itaim - que os agrupam geograficamente e explicitam a distribuição espacial de diferentes momentos de verticalização da cidade. Complementa este conjunto um grupo formado por 11 edifícios isolados, significativos por compreenderem uma diversidade de soluções que exemplificam a heterogeneidade da ocupação física a partir do uso do solo. Em suas conclusões, o trabalho discute a influência decisiva da legislação sobre a configuração dos edifícios e sua viabilidade, a localização dos empreendimentos na cidade, sua relação com o delineamento de vetores de expansão, sua influência na alteração das infra-estruturas urbanas e, ainda, o uso e influência dos componentes tecnológicos no projeto dos edifícios. ▼ Many organizations within service industries such as government agencies, banking, healthcare, and healthcare decide to structure their business with the back office – front office design; in this setting the back office handles tasks not involving the customer, while front office involves those activities that deal with the customer through some form of contact or receive input from them. When the time comes than an organization wishes to improve the back office area and achieve enhanced efficiency, and speed; it is commonly suggested that outsourcing will help introduce the intended gains. However, outsourcing is not always the right option for an organization, depending on the activities the back office performs and the organization’s size might not make it a supreme candidate for this. It is at this point that the organizations are left standing in the cold as no alternatives are suggested; therefore creating a push towards outsourcing that might end unsuccessfully. This thesis work focused on reviewing organizational design theories and proven keys of back office improvement to establish a basic set of guidelines which will help introduce improvement in a back office area as an attempt to provide an alternative outsourcing. The methodology consisted of a case study performed at a Swedish Mobile VoIP provide, as a complement both literature review and interviews were performed to help gather information. Literature review was mainly focused on getting the background and current state of the problem identified; the validity of using the guidelines were confirmed through a first set of interviews held at the organization. The resulting guidelines take back office configuration and design together with improvement opportunities, all points lead to finding that they can be mapped together. This combination is both effective for improvement and revisiting organizational design. The produced guidelines are as follows: 1. Reduce – definition of back office and back office activities (remove unnecessary activities or lessen their demand); 2. Redesign – decoupling decisions (activities kept in the back office should be broken into separate tasks only if results are not compromised, eliminating unnecessary interdependencies); and 3. Restructure – organizational arrangements (changes in physical placement can improve knowledge sharing and support an open communication). The results of implementing such guidelines were evaluated through a second set of interviews which were also held at the selected organization. The final evaluation of changes within the organization concluded in positive effects as was intended. Further work in the area is needed to help define a more complete and detailed set of guidelines, the ones resulting from this thesis work surely serve as a foundation.

The purpose of this research is to extend knowledge on adding value to office employees (end users) due to smart technology implementation. The focus of this research document is given to end users since the problem statement emphasises a need of a strategic change in CREM’s activities related to smart technology implementation. The problem statement explains the recognized paradox. On the one hand smart technologies are the components of Smart Office Real Estate which should serve its end users – office employees. On the other hand , it seems that smart technology implementation initiative is a top-down process which causes issues such as peoples’ fear or privacy concerns. The proposed in this research strategic change implies focusing on employee-oriented IoT implementation initiative. The research main question is ‘how can Corporate Real Estate Managers (CREM) shape Internet of Things (IoT) initiative which adds value to office employees?’. The research methodology combines systematic literature review and case study methods. The case study method consists of two parts: in-depth interviewees (incl. appendage) and desk research. The research have an explorative character. The appointed mixed methodology allows to gather information from practice and at the same time ensure its reliability. The research analysis presents a comprehensive process design. The process design framework visualises actors, steps and phases of IoT implementation initiative. Additionally the research addresses implemented within investigated case studies smart technology and its explains its added value. Both findings guide CREM on how to shape an IoT initiative due to: (1) clarifying their role in the comprehensive IoT implementation process and (2) indicating application functionalities and data which CREM should pay attention to in order to add value to office employees. The research findings are highly relevant to the multiple actors, primarily CREM’s practices in current changing RE market.

2020 is a strange and disruptive year. The pandemic virus COVID-19 controls people’s lives. It influences the way we live, love, and work. Offices are empty while people work from home. When, and if people are going to work in an office again like they were used to, is the question. The events of 2020 are an extra showcase that the way we use offices is subject to change. Therefore, offices should be designed in a way that they are adaptable, reusable, and can respond to changing needs. Circular design can help to make our offices future-proof. However, since the circular economy gained attention in the office building sector, only limited progress has been accomplished. A problem within the office building sector is that insight into the possibilities of circular design is lacking. Moreover, in literature there is no circular design model specific for the building industry. Therefore, this research aims to develop a decision support tool that stimulates the communication between client and designer and provides clarity about the possibilities of circular design. This resulted in three main insights. First, a building consists of different layers with different lifespans that should be able to be refurbished, replaced, and recycled without damaging other layers. Consequently leading to an extended lifespan of the complete building and increased adaptability and reusability. Second, practical circular interventions can be categorized into four themes which are based on circular theory. Those themes are adaptability, reusability, materials, and process. Third, decisions regarding circularity should be taken early in the design process. Especially when the lifespan of the building layer is long. Understanding which possible interventions could be taken in what stage of a design process helps prioritising them and thus creating windows for circularity.

Technological advances over the past centuries have greatly improved our quality of life. However, when we look at historical centres with their vernacular buildings, we seem to prefer them to the modern ones. According to Amos Rapoport there are three types of societies; primitive, vernacular and the modern. Each of these societies operates in such a fundamentally different way that we cannot understand their architectural differences just by comparing their looks. We need to delve into the characteristics of these societies to understand the different appearances (Rapoport, 1969). Materials could suddenly come from everywhere and building components were standardised because of mass-production (Salingaros, 2014). The buildings became more anonymous and less an expression of the place (Golden, 2012). The relationship to nature changed, modern society went from a symbiosis to a dominating role in which it exhausts nature and creates waste and toxins. Gradually, society is discovering the negative sides of this industrial efficiency. With the upswing of sustainability awareness we recognise that our ‘throwaway society’ is no longer acceptable (Chapman, 2015). We demolish recent buildings that seem to be fine and there is a growing number of vacant office buildings (Gemeente Amsterdam, 2013). At the same time there is a shortage of housing, but demand and supply do not seem to match because there is a lack of flexibility and attractiveness. To prevent future vacancy we need to focus on transforming the office areas into mixed-use urban areas instead of mono-residential areas. In redevelopment, there are many considerations what to maintain and what to demolish. How few interventions can we do to achieve this intended quality? How can we reintroduce attractive vernacular qualities in existing office buildings to transform them into attractive, vibrant, multifunctional and resilient urban areas? Through the research, I discovered three issues with modern society's approach to building, resulting in three design objectives: AESTHETICS | Creating lively, local and personal facades. FUNCTION | Making change in function and preferences possible. TECHNOLOGY | Using biodegradable materials.

▼ Users in traditional office buildings often experience discomfort with the indoor environment and have issues with how this is being regulated. Research has shown that users’ satisfaction in an office building, which consists of their comfort and health, reflects on their work productivity. Therefore, necessary measures need to be taken in order to be able to suffice the office users’ needs. Also, due to the fact that the building sector in Europe is responsible for an energy consumption of 40% of the final energy use and this leads to high carbon emissions and dependence on fossil fuels, the European Commission has stipulated regulations, where it is stated that all new buildings have to be nearly zero-energy by the beginning of 2021. Due to the fact that the façade is one of the buildings’ components which has high impact on the indoor comfort and energy use of the building, taking the user’s comfort needs and designing this from the conceptual design phase, can help achieve user satisfaction and enhance work productivity, while also helping achieve nearly energy neutrality. This research aims to investigate the relevant factors of user satisfaction that could be implemented into façade design, while also investigating state of the art interactive/adaptive façade technologies (passive and active) and energy efficient façade design methods, in order to provide design solutions which optimally satisfies office users’ needs of comfort, and therefore increases work productivity, and also supports nearly energy neutrality of office buildings. This leads to the research question of, “How can an interactive/adaptive office building façade element be designed to optimally satisfy its users in order to increase work productivity and to support nearly energy neutrality of office buildings?”. Optimal indoor satisfaction is defined as office users being thermally comfortable, experiencing comfort in the air quality indoors, the acoustics, and the lighting, and also when other human preferences are met such as, having control of their environment, having a view, and having an appealing place to work. Based on literature review regarding user satisfaction, façade design, state of the art interactive/adaptive technologies, and energy efficient design methods, the design considerations were stipulated. These are user comfort, user control, energy efficiency, and user preferences. The user preferences is the most subjective criteria, because it expresses the preferences and desires of specific type of people. Therefore, this research presents office façade designs for specific type of users, namely the Energy Efficient archetype, the Self-Adaptive environment archetype, and the Full-Control of their environment archetype. The evaluation of these design configurations show that it is almost impossible to have one interactive/adaptive façade design that complies with all of the user preferences of all types of users, because every type of user has different preferences and some might contradict each other.… Advisors/Committee Members: van den Dobbelsteen, A.A.J.F.
