Since 2012, Chinaâs service sector has been accounted for the largest slice of the GDP. China trumpets its service economy model. For instance, the financial sector and real estate sector has a huge impact in the tertiary sector and play the important role of the economic. Supported by its tertiary sectorâs growth, China commercial property becomes one of the best target for the worldwide investments, as a result, both the central business district (CBD), retail shop, industrial and warehouse trading volumes increase significantly. According to Jones Lang LaSalle(JLL) latest China property investments report, China commercial real estate has completed a record-breaking Â¥205 billion trading numbers in 2016, with the 52% annual growth, and 146 million square meters were sold. The report also indicated that China commercial property market size reaches $800 billion and becomes the worldâs second largest investments property market. Due to the rapidly increase in commercial property investments, some may have concerns about whether thereâs a potential bubble in China real estate market. Thus, this paper will focus on the future development of China commercial property, with the discussion of its opportunities and risks. In the page that follow, it will be argued that the theory of commercial property development, and combined with real estate history and features of China. The aim of this paper is to examine commercial property innovation strategies, hopefully can offer useful advices for investors, developers and further research and make commercial property industry a broad prospect.
